请问commitment letter出来后到closing之间这段时间,怎么才能马上知道有更好的
rate? Mortgage broker会那么尽心尽责一有更好的rate就马上通知你吗?还是自己要
不断去问。
我很疑惑broker有什么Incentive来告诉你rate跌了,如果他吃定你肯定从他那里贷了
。如果我看到Treasury rate跌了,就去问broker我是不是能拿个更低的rate,他却说
我能贷的rate没有动,这个可信吗?

一般客人说了算的,除非提交application的时候就需要lock rate。
分不同的investor,有些investor在rate降低比较明显的时候可以offer降rate,有些
可以付费Float Down,有些就没什么可谈的了。不过,如果rate狂降,那么大部分
investor允许在closing前negotiate。
如果目前的rate能够达到客人的要求,但是客人自己不愿意lock的话,我一般都会尊重
客人的意见,不过,也会讲明会有风险。如果rate一路走高,我们也没有办法。

我买了一个康斗正在贷款 三周前电子邮件向贷款经纪人要求lock rate 他电子邮
件报了一个利率 我向他要lock rate form. 他当时没回复我。这三周间准备文
件。昨天我发现30 years fixed rate 比三周前降了 0.25% 我贷二十五万 还是差
很多的。我就又问贷款经纪人是否可以现在lock. 他说三周前己经lock 了 改不了
了 并把lock rate form 发给我让我签。我在想是不是有什么trick. 我从没受到
official lock rate form 感到三周前没签lock rate. 应该按现在算。
现在还有五天就close escrew 了。急啊 再找别的lender 不仅application fee
appraisal fee 要重交 时间也来不及啊。请问XDJM 谁有什么好主意?

我的买房子的mortgage是9/21日签的,当时我记得要求4个小时签文件,付appraisal的
押金,lock rate.
现在,要close了,昨天mortgage 给我发信,说这里这两个星期涨了0.25%rate. 说现
在要锁定。要不还要涨。我问他,我不是上个月就lock rate了吗?他给我回信说:
On purchases, rates are locked once the file is approved by underwriting.
However, since the bond markets have been rather erratic and rates are
showing no signs of easing, management made the exception to lock ahead of
final approval and to protect from further increases.

感觉LZ应该这么问, 凭什么PF比其他银行rate低这么多。
另外,也要在同一天内比rate,如果LZ用一、两周前PF的rate,和现在WF的rate比,有
欠公允。
从我观察所得,PF只有conforming 的30年和15年rate明显比其他银行好,其他program
不是PF的主打产品。基本上同一天的利率,PF也就低个0.125%,最多不超过0.25%。个
别时候,个别program可能会有惊喜,但基本就是以上水平。
G-fee增长之后,PF的rate也没有以前好了。

如果选Low Rate&High Fee和High Rate&Low Fee给你带的利益是一样的,那么选择后者
,因为High Rate的代价已经给Low Fee抵消了,而High Rate无论如何都在将来有机会
作Refinance,而Low Rate&High Fee就是一锤子买卖,将来没有下行空间的可能。
这里最主要的判断因素是Low Fee是否可以抵消High Rate带来的未来高成本(假设你将
来不能Refinance),并且你当前Close是否更看重低成本。这个成本比较基本上可以用
多少钱买一个Point来计算。

一个月前30年rate最低的时候broker让我们交上去的材料,说趁大选前利率低赶紧锁住
,不过后来broker又说要等loaner审批材料后才可以lock rate
过了一个月看还没有动静,就问broker,他说因为11月开始银行要给房利美什么fee,
银行想把这比费用加到borrower头上(提高rate),所以10月份开始申请refinance的他
们就一直拖着到11月才处理,虽然现在可以lock rate了,但是现在rate不太好,让我
们再等等。
现在的问题是:refinance材料银行审批后borrower随便什么时候lock rate都可以?没
有一个deadline?

那些应该是存在你的escrow account里面,防止你到了年底没钱交property tax/
insurance。据说过了一定时间你可以取消escrow account,那些钱就帮你pay
property tax/insurance了。或者是等到你pay完贷款的时候,部分钱抵消掉最后一个
payment的一部分。
lock rate fee看broker,我问过的一个broker说这个钱是refundable的,除非你取消
贷款或者重新lock。一旦Lock,不管rate升高还是降低,你都是这个rate.如果你舍得
那个lock rate fee,比如rate巨降,你重新lock省下的钱超过了lock rate fee,你当
然可以找别家做贷款。anyway,这东西看broker。

如果没有inspection的话,就说明LZ还是有可能walk away的,最好是inspection之后
,啥维修补偿都能谈,一定会要这个房子了再考虑锁rate,反正最近rate又不好,没必
要太着急吧。
另外,同一份rate sheet里,rate lock有效期越长,rate越差。最好能在rate lock有
效期内close,否则大家都麻烦。

问一下自己的agent,目前市场rate如果比之前锁的好,或者一样,就等rate过期重锁
,take worse scenario的结果就是用原来的rate。如果原来的rate锁的比现在市场
rate好,就这好掏钱延期了。
不过,需要问问大概什么时候才能审批完成,如果现在还不确知,估计也就只能看着
rate过期了。

Every time you finance a mortgage, or refinance a mortgage, you have to pay
closing cost which includes appraisal, loan origination fee, title search,
title insurance. Bank can pay the closing cost but will give you a worse
rate. Basically you can pay the lender more at closing for a lower rate or
the lender can pay you at closing for a higher rate.
The best option depends on your income and housing situation. Think of it

The bill to raise the country's borrowing limit and prevent a possible U.S.

小弟我去年底通过一家contrating公司找了一个大公司的contractor的职位。这家
contracting公司最初给了我两个选择:W2 hourly或者Corp-to-Corp。他们给我的
Corp-to-Corp的rate比W2高25%。当时觉得W2简单于是选了这一项,讨价还价后,他们
把W2的rate从初始的offer提高了10%于是我就从了。
项目现在已经过半,我向这家contracting公司的联系人提出把我的身份从W2换成corp-
to-corp,我的期望是corp-to-corp的rate比照他们原先offer的比例,即,比我现在的
W2 rate高25%。联系人的回复大意是我的W2 rate已经比较高,换成corp-to-corp后不
能期望有25%的增长。经过我的交涉,联系人同意向我最初的recruiter打听一下,再和
他的经理商量一下,下个星期再和我讨论。
这是我的第一份contractor工作所以很多信息不熟,问一下牛人们:25%的比例是否偏

今天给Offer了 4.5% 30 year fix and 4.25% 20 years fix.
可是这个rate很高啊, 几个月前给我的rate 是4.25% for 30 years. 不是说rate 会
go down吗? 这样看来是帐了的.

这个问题一直是我开始学打牌的以后比较关心的,因为如果你的win rate很高,就意味
着没什么必要在当前级别和一群菜鸟浪费时间了,如果很低,说明打法有大leak需要改
进。
我参照的依据一直是我所尊敬的前辈fcf的《扑克玩家的成长》。以下是他文章中提到
的两句:
“在级别4里待了一阵子大概可以成为50nl-100nl的赢家,一般是2-5ptbb/100 的赢家
。”
“这个级别(NL400~NL600)的最好的赢家也只有~5ptbb/100的赢率(6max,HU 可以到
10ptbb+/100). ”
HU的话到20bb/100是可以理解的,因为HU的高手可以不停的exploit对手,给对手施加
压力,让对手崩溃之类的。6max应该会更加接近fr,所以20bb/100应该很难,估计好的
赢家的长期胜率也就10bb/100出头。参考PTR上面今年best winner的数据,包括HU在内
,超过8万手的最高胜率也就16bb/100。考虑到PTR上面的win rate是算抽水之前的数据
,真实的win rate大概只有上面的一半到四分之三(取决于limit和网站)。所以fcf对

and salary rate. To clarify I am giving a simple example:
Mr.AAA
salary rate $50/hr, assume he is now working on two projects 1 and 2
Project 1:
overhead ratio 100%
Fee: 10%
then his billable rate on Project 1 = 50+100%x50+10%x50=$105/hr
Project 2:
overhead ratio 200%
Fee: 10%
then his billable rate on Project 2 = 50+200%x50+10%x50=$155/hr

对于European put option, interest rate上升,price下降,可以理解成当interest
rate上升,因为没有立即卖掉stock获得现金而损失的利息上升,所以put option
price下降
那么对于American put option,interest rate上升,price也会下降么?
比如interest rate r1和r2, r1>r2
在r1情况下,American put option提前exercise的可能性更大
所以尽管r1>r2,但r1损失利息的时间段短,所以应该无法直接判断哪种情况下的
American put option price更高吧
请大牛指教应该怎样分析option price和interest rate之间的关系,尤其是American
put option price和interest rate之间的关系,bow!

新人第一次买新车,问了一堆菜鸟问题,谢谢车版版友提供的有用信息。
现在再想问下贷款的APR rate,对此还没有太多概念,只知道这个是最后要和dealer坐
下来谈finance的时候才会知道的.这个rate是dealer控制的?可不可以自己也随身携带
一份自己的credit score report以备不时之需,大概多少的score能得到一个比较好的
rate,我的是760左右。 如果不走dealer的贷款,自己去找的话有什么注意事项。loan
的时间长度对rate有影响吗,dealer规定loan不短于4个月,我们也想就4个月最快还完
,maximum down pay(买的比较便宜的一款车) ,不知道这rate会不会比较高,但如果
不做finance的话一大笔rebate就没有了。

准备买2015 Honda CR-V,现在focus在2,3家最低报价的。问了他们给的financing
interest rate,都说平均3%或者以上。都说要去买的时候run credit score再确定最
终的rate。现在CR-V都是这个行情吗?有的含糊地说来买的话他们除了price beat其他
dealer,interest rate也可以beat。不过问题是我总不能去了A家让他run我的credit
score,然后再去B家也run一次score吧。这两个月因为其他的事情已经被run了4次
score了。有没有什么办法能在决定买之前弄到一个比较好的interest rate?我现在有
Citi Dividend report的FICO score 740+,能用这个让他们给个大概rate吗?

1. 怎么拿extra 5% thru amex?
你必须有amex 带open business的卡,如任何amex business card, amex plum card...
要让fedex每个shippment charge你,这样amex自动每笔给你一个5%的credit
2. 这个账户是独立的,别人看不到我运什么吧?
账户完全是独立的,你可以自己修改密码,没有人会知道你寄什么,也不会知道你的tracking number
3. 你以后rate变得更好,我们的rate也会跟着变吗?
是的,你们的rate跟着我national id的rate变。要知道到后面每多1% off可能就是3-5% off the bill。

3) Why do AsAm PIs have the lowest success rate in NSF proposals funding

NSF just released the following report (See middle of p. 2): The
