今晚3月底，我从原来租住的公寓搬到另外一个公寓。原来的公寓叫Avalon Bellevue，
在Bellevue市中心。搬走之前3个星期，他们就派了一个人到我的单元去检查，叫初步
检查，目的是看看有多脏和有没有损坏，给出一个初步的估计，估算一下我搬走之后要
给他们付多少钱。
当时初步检查的结果是：(1) full apartment clean – $125 (2) full painting –
$160 + paint $26 (3) full carpet cleaning – $60 (4) kitchen drip pan

2012年的估价X税率交的。如果你不是FORECLOSED 和 RELOCATION公司的房子。而且合
同里没有注明PRORATION是FINAL的话，如果你年底的税金和2011年不一样。买卖双方是
有权力去要求补齐差价的。就是说，如果你今年的税金长了，你可以联系SELLER让
SELLER补齐差价，反之，如果税金降了，SELLER也可以向你要差价。 但是RELOCATION
和FORECLOSED的房子，这个税金是FINAL的。不可以变更了。 |

额在closing的时候prorate，最后到年底的时候多退少补 （碰到过卖家不肯补的）.
也有个别的title company会按照当年的来prorate. |

，差不多十年了。刚开始因为有些房间还有我们的家具只出租了其中的几间房子，后来
东西清空后就把整个房子出租出去了。第一个房客是一个上海来的交换生，他在中国的
时候就更我们联系上了，来了以后还算相处比较好，比较爱干净。其后是一个faculty
，中国人，夫妻异地，一周住几天，周末前后就开车去他老婆那。前面几个月还好，后
来更我们谈判，说他周末不住，房租要prorated，其后的房租他自己就给自己打折了。
当然周末他的东西还在他的房子里。没有其他什么问题，就是特别爱和女性聊天。下来
我们出租给了两个中国学生加一个韩国学生。这三个是同学。按时交房租，不无事生非
，不过非常非常脏乱差，公共的地方和自己的房间都脏，脏到让人都无法理解的地步。
除了那个韩国学生自己的房间好一些。下来我们出租给了几个外国学生，一个白人两个
黑人，他们三个人是朋友，期间有半年还有一个俄罗斯人更他们一起住，（我们家
townhouse有4 个bedroom），这几人是最麻烦，事情最多的，发现低收入的白人人品是

called discount tire, they can match dealer's price, but they will ask extra
$23/tire for road hazard repair/replacement, then the total will be higher
and closer to costco's price. they have free prorated road hazard that
confused me (I thought it's same as road hazard protection but seems not).
will make it clear with the sales guy later. |

才开始付，所以在dealer的劝说下买下了GAP $790包五年, 说是30天内可以cancel，然
后全额退。
现在30天快到了，咨询一下大拿们，是现在cancel好，还是一年后cancel好？
看了一下，这GAP也就第一年比较合算一点，第一年后都付掉了1/5的车的价钱了，开始
大于depreciation的价值。似乎第一年这个时间点比较好，是不是可以这么理解？
另外，第一年后cancel，合同说是按prorated的价格来refund，请教这是表示能拿回
GAP $790的4/5的钱吗？dealer说是这样，不知道有没有什么trick在里头。
