3）撕掉墙纸后，plaster wall也是同dry wall 一样的程序吗？（就是擦胶水，磨平，
上漆）

The other suggested peeling only where the painted plaster peels and
patching, reasoning that under the painted plaster on the surface there is
another painted plaster with many cracks; if I peel the plaster on the
surface, I have to do new layer of plaster to cover those cracks.

1）关于roof的结果，inspector说roof有12-15年，应该还可以用5-8年，一般这种情况
下是不是就不能向屋主要credit了？
我还有一个concern是屋主安了两层roof，这等以后要tear-off安新roof时得多花多

2）siding: 报告上说lacks maintenance. Metal;Brick.Loose,missing mortar noted
at areas near front stoop and left side near bottom of garage service door;
several spalled/deteriorated bricks noted. Tuckpoint, replace bricks as

commercial only), concrete block (older house or commercial building), .
最好的当然是砖, 因为持久耐用, 低维护费用, 美观, 通风, 排水等等, 一堆好处.
然后是weatherboard, 需要维护 (每5年刷一次漆等等), 与内墙之间没有空隙 (不是很
有效的排水和风干), 其他方面都不错.
然后是STUCCO, 一般是白色油漆的外墙, 用塑料网做reinforce , 然后往上面图水泥,
再刷油漆. 90年以后的STUCCO 外墙都与内墙之间有空隙, 这样排水，通风就解决啦.
同样每五年要刷一次漆.
PLASTER, 个人很不喜欢,特别是两层以上的房子, 最好不要用PLASTER. 因为它是一
张一张的板贴在 timber frame上, 两层的房子就会有上下两板的接口, 这个接口技术
还有代完善, 很有漏水的可能. 还有PLASTER 进NZ 没几年, 不象 w |

有人也管drywall board叫plaster board，but传统的做法是3 coats plaster on
lathing代替drywall board,那种是湿着糊上去的，干了以后像水泥一样结实，你钉钉子
吃的住劲，drywall board把外面的纸斯开里面都是粉，所以挂重的东东不成...
screw因为上面有罗纹，磨擦力比光的nail更强，但drywall本身吃不住劲,所以
你要透过drywall钉到有stud的地方,I think either screw & large nail works on
drywall(remember drywall is 5/8" or 1/2" thick, so small nail can't get
through...) |

国内农村盖房子稍有不同：
第一层：粗沙 + 水泥 + 水 --》 粉刷第一遍
第二层：细沙 + 水泥 + 水 --》 粉刷第二遍
第二层：石灰 + ... + 水 --》 粉刷第三遍
和国内的作法比起来，这边的stucco做法简直就是偷懒的做法。
“水泥墙”，stucco墙，出现裂缝的原因，没有多大不同：挤压（settlement）,收缩
不均 （温度+水分)。

不平（感觉就好像农村的土墙，也不像是PLASTER WALL，因为至少PLASTER WALL应该是
平整的吧？），有粗沙子露在外面的那种泥土墙面的感觉，而且有的部分墙面好似被敲
掉大片沙
土墙面。 墙脚部位甚至能露出里面的粉色保温棉。
整体感觉墙面轻轻一碰掉墙皮，很怕弄的时候满车库尘土。车库屋顶也好似凸凹不
平但不掉墙皮。
求教这个墙壁该如何处理才好？ 要不要抹一层水泥？ 还是其他材料？ 还是应该加
层DRY WALL？
总之车库墙面完全超出了我的认知水平，希望处理后能够达到坚硬平整，可以刷防

30-40年代以前的房子基本全是，那年头只有这玩艺。
我家车库是plaster wall，打算什么时候全拆了换dry wall。
反正要找老房子，Boston这里多的是。南北战争以前的房子一片一片的，买了可以回国

(including plywood sheathing). The contractor broke the ceiling in my master
bedroom. I saw how he repaired it. Basically, you need to take down the whole
4x8 drywall off and replace it with a new one. You need to use drywall screw
to screw the drywall on the wood frame, then use some drywall tape to seal,

be high other wise the plaster will dissolve into the pool (and

换屋顶，大概1000sf，加ridge vent和另一个vent。Quote是5200，包括免费处理掉不

功夫，后来乘没人看时用旅馆们钥匙插进去结果就跷了一块下来，原来是plaster作
的。后悔这世界文明奇迹就被我又毁坏了一点时，听人说这些都是后来修复的，才
感觉好点。plaster是不可能保留600多年的。后来去摩洛哥看了很多这种建筑，但
是最好的还是alhambra。

么夸张, 像这个壁画, 是几个碎片拼结重建.真正古董应该留下拼接痕迹,重建过就不算
真正古董了.
