认为，中国房企将于2017年下半年至2018年初迎来偿债高峰。这意味着，中小房企或将

根据我们的调研，房企将于2017年下半年至2018年初迎来偿债高峰，我们预计仅到期公
司债一项就将达到5440亿元人民币。
根据中原地产的数据，中国房企2016年通过私募债、公司债、中票等方式融资1.14万亿
元，同比增26%，并首次突破1万亿元。
但是从去年10月起，由于国内融资政策收紧及强势美元，房企的融资渠道阻塞。这意味
着，在不久的将来，房企将面临剧增的财务成本，进而可能遭遇潜在的流动性危机。
其中中小房企首当其冲。海通证券姜超发现，16年中报显示，嘉凯城、天津松江、云南
城投等企业净负债率均超过500%，且较一年前仍有大幅增加。而万科、招商、金地、华
夏幸福的净负债率均在100%以下。
华尔街见闻此前提及，为抑制地产泡沫，监管层于2016年三季度起收紧了房企融资的多

开了1.4TSI的手动和自动，这个发动机潜力很大，旗舰版的是高功率调校，动力差别还
是挺明显的。5速手动变速箱跟老款的没有什么区别，算不上手感最好的，不如日系的
几个Civic Si, Impreza WRX和Lancer，而且行程有点长。
刹车很好，比Focus要smooth，比日系同级刹车都好很多。
