管理。 用户通过购买一部分房产的股票形式而拥有房屋使用权和买卖权，可以自由买
卖。用户每月只交$398管理费（包括热水，暖气，垃圾和户内户外维修等)。 个人只需
负责电费，网络及电视cable fee。我们觉得该房适合短期在匹兹堡居住或者作为正式

$108,000.
这个Studio周围环境还可以, 离地铁也近. 但是需要很大的remodel.整个remodel成本
大概 $6000. Maintenance $387/month. 但是这个Coop 最关键的是,两年后可以出租.
而且两年后如果开始出租, 一年只付$380Maintenance( 不是每个月都付).
买个话, 要向银行贷款7万多,利率3.5%. 我在考虑是不是要买.最后coop的价钱能讲到
$103,000左右.
我的concern是, coop规定必须两年后才能出租. 不知道买值不指?
请高手给点建议吧, 该买吗? 谢谢了. |

board approval before you can have visitors stay overnight with you. |

cooperation，所有的owner都是这个project的shareholders。大家选出board来管理这
个project。有极端情况，即使卖家想卖，但买家的的资格审查在board那里过不了关，
他们也可以decline这个deal。
第二，coop没有产权，也就是所谓的土地所有权。因为土地所有权在整个HOA的名下，
而不在某一个shareholder的名下。至于税少不少，少多少，还是跟地方有关，因为HOA
还是要交税的，到最后这个税依然要平摊到shareholders那里。
第三，其实coop的买卖在纽约是比较活跃的。没有什么数据证明coop难卖。 |

也很厉害。5个doorman很正常，几百块就没了。
买的时候要看收入，一般co-op是3：1或者4：1，就是说假如你每个月maintainence
fee加上房贷要2500的话，你的月收入要超过7500（3：1）或者10000（4：1），才有可
能通过board审查。卖的时候也一样，如果买房子的人条件不好，board挑剔一点就麻烦

condo是资本主义制度，你对你的单元有所有权。但同时

因为资金有限，只能看20万以下的公寓。看到有一个co-op的1居室再卖，离现在住的地
方不远，不较喜欢。但是list上有一段话不是很明白，特地来请教版上有经验的侠客们
： Conveyance Document will be a proprietary Lease
另外这个condo 还有portion loan. 不会知道是不是这个的原因，每个月在管理费的基
础上还要多教500块以上。
请问买这样的房子会有什么样的弊端？打算买来自己住至少5年吧。
