的condo，所
以卖了两年才刚卖了三分之一，Seller已经降了好几次价了。
我们很喜欢的是这building里面6楼朝南的一间，阳光很好，房型也很好。888sqft,
open 1 bdrm.
Seller listing price是350k（貌似2009年出开价500k+）,HOA挺贵的，360每月，不过
除了电和有
线，其他全包（水，气，健身等）。
我们第一次给offer是1月25日，出的300k。然后Seller于1月28日给了counter offer,
价格降到
335k，然后给7k的credit，这样net相当于328k。
我和老公商量了一天，又回了个counter offer是320k还要15k的credit（包含2年HOA和
closing
cost,upgrades什么的）。这样net是305k。
然后今天终于Seller又给了counter offer,价格还是335k没降，只是同意了我们15k的
credit要求,
这样net是320k。

宜给你，你的成交价以后的买主都看得见，叫他剩下的怎么卖。如果这个价钱你觉得实
在不爽，在砍价也是你的权利，同不同意是seller的决定，你要做好失去这个房子的打
算。

这是惊人的便宜。便宜到了不对劲的程度。这样的价钱是不能持久的。他们
给出这样的HOA是因为房子离卖光还早着呢。等真卖的差不多了，HOA就会开始
涨了。

候花了30万买了一个condo(900sqf),现在跌到19万不到，我们刚买了single family
house, 那个condo跟个鸡肋一样，卖也不好卖，租也不好租。以后养孩子还是要single
family house才好，弄个那么小的condo,除非你们以后不打算要孩子。BTW,我们住在
南加。

看楼主说了360，，，如果真是Luxury那真不贵。
我们这200-300的都是一般的condo，
稍微好点的，有游泳池啥的，都是700-800-1000，
最贵的那些平均到$1700-2000一个月。
而且还连年可以涨的，不受控制的涨，
但是房子（高condo Fee的）是卖的真便宜，只有同等的质量的房子的半价或者三分之二。 |

对于我这等屌丝，好像不比其他渠道便宜。
如果对房间没什么要求，最划算是转 UR 点数到 Hotel Program，然后用固定点数来换
房间。但这种通常只有最低档的房间。
如果想订好一点的房间（如海景之类），又想省点钱，用 CSR 的 1.5x 点数订是最划
算的。但好像订了就不能改，non-refundable。 |

几乎所有的同价位车都被打压了，这个是1-3月的数据。产量还没有上来，生产了1万辆
左右，1/3卖给了加州车主。不计model 3, near luxury car销量掉了5%.
4-6月产量应该有3+万，加州的数字会非常有趣。不计算model 3的话，加州销量能比同
期跌多少？还是会出现断崖式下跌？ |
