on 15th. 现在情况是房客不交这半个月的房租。 她说我有deposit. 但合约 并没有
说deposit可以 cover last month rent. 3 days to pay or quit 我也给她了。
加州法律 有一下规定。可以不用file eviction with court.但我的问题是，#2. the
owner must retain a right of Access to all areas of the dwelling and have
overall control of the dwelling unit; 这个怎么证明？ 合约里并没有类似字样
。 合约就几行， 很简单，手写的，我也只有照片。 现在还有两天我就要赶走她了，
可她一点不急， 也不找房子， 我不知道我是不是漏掉了什么。 不想赶走她惹来更大
的麻烦。

而对方只有一人，这种情况算是lodger， 不算tenant，legally，你都不需要找法官，
找警长就搞定了。
尤其如果合同在29天以下（或者14天？），更加不算tenant和landlord，他不被fa
法官可以立马下令巡捕房捕杀。 |

女友带回家,白天晚上都在.我很不满,和他谈过但是没有什么用.
我们lease上有一条: You may not give accommodations to boarders, or lodgers
whether paying or not paying without the landlords written
permission. You may allow guests or visitors to stay with you for a period
not to exceed more than two weeks.
因为他搬进来后带他女友回来绝对超过2周,我因此认为他违反了lease.因此我约见了
landlordor officer, 但是那个 officer 告诉我,他们没有权利作出任何处罚(e.g.
terminate the lease or let him move out),她说我唯一的办法就是take this
issue to a court |
