诉求赔偿，一般是合同终止30天后，lanlord就不能要求你赔偿什么了。就是陪，也不
是他说了算，要有公司的评估报告之类的，收据啊什么的，不是他要多少就多少，我就
是看了法律，把这个给landlord看了，他就很不甘心地放弃了，美国的房东很黑心，只
要找到支持自己的证据，打官司也不要怕。
如果他没有在规定日期退还deposit，也没有在规定日期里提出任何损坏的报告，那就
跟他说，上法庭。如果法律要求30天，他第32天通知你那也是不合法的。
前提是你要先查清楚了，不要急，找到维护自己权利的依据就好。

现在的问题在于，我们有600块钱的押金和半个月的房租500（我们提前付了一个月，但

马上要搬家，从landlord的态度判断，她可能要黑掉我们的deposit。
屋子保持的很好，只是墙上有一些地方被自行车把蹭黑了。想买一些涂料涂上，然后照
相留底。
因为lanlord之前和manager配合，搞一些小动作要提高房价，所以有些不愉快。现在
landlord要在我们搬出后一两周才还deposit，合同上没提多久还deposit。
1.不知道还应该做些什么准备能保住多一些的deposit。
2.墙上是国内刷的那种大白，不知道应该买什么涂料好 |

structure and so on) and protect against his/her personal liability.
2. Renter/tenant: buy renter insurance to cover tenant's personal possession.
3. Find the REAL REASON for the fire to see if you got any case if the
reason is for your favor.
4. Talk to owner/landlord FRIENDLY and see if he/she will budge to reach

不料这次申请新的apartment被turned down 了，说和现在的lanlord有lawsuit。当然
在传过去相关文件后就approve了。
看来他们查的不光是credit report,因为我在网上能看到我的report里面玩全没有那个
lawsuit.想知道他们还有啥专门的renting history吗？我得把那个record抹掉才行啊
，不然这个黑锅背一辈子？？ |

发帖数: 36 | 20 刚看过法律条文,现在发的是notice of Quit，让一个月之内搬出去。如果不搬的话，
房东才能上法庭。很奇怪的是房东在搬离期限那里写着： if you would prefer
another date, we wold try to accommodate. Also, a good recommendation would
be given to any FAX inquiry we receivefrom another lanlord or mortagage
company, if all rent is pad. 我觉得他们就是在油漆的那件事上报复。但是和他们
提油漆事的时候， 他们当时就想劝我们搬出去而且不用付违约费和剩余房租。我们觉
得搬家挺麻烦的，就说我们不愿意搬家，只是想问问油漆成分是否安全。还以为这事过
去了，没想到他们找碴上门了。
可恨的是我们但是给他发email说的油漆的事，他们是打电话来的。估计是不想留下证
据。现在看来他们并不是对我们很mad,而是想找机会把我们赶走。 |

In fact, the house price around salem street area is about 1/3 cheaper than
the west side of Malden. it is very reasonable to ask a lower rental. |

I will be out of state from May 7th to July 31st. One small bedroom will be

minimize, 基本付清的rental property不但不是个plus, 反而是个minus。真不知其他
lanlord是怎么玩转的。 |

门雇的律师，去LT COURT告手续非常简单。这样你就比较被动了。
建议你去LT COURT 告这个公司，那里一般有LEGALAID，和实习的法学院学生，问问他
们怎么看你的案子，如果你的PM比较大，问问是否以前有过类似的住户投诉等。一般来
讲，LT COURT， 是最普通的民事纠纷调解地，很多黑人没律师就自己上庭说，这种法
庭的法官会考虑到L T 两方的强/弱势传统，对T 在情感上一般会有所倾斜，也不会苛
求自辩的T有多少专业的法律知识。当然你自己准备工作要做足，拍照，保留证据，记
录电工和接电话的女人的名字，没有名字记录电话时间等。 |
