去年2M买的房子，刚收到county 的估价
估了150k 的improvement value
和 1.85M的land value！！！
2000sqft的房子，improvement value也估得太少了。
我的理解：
improvement value越多，以后作为出租房，可以报的depreciation越多，所以越多越
好。
land value估得多，没啥好处。
请问我的理解多吗？能跟county去argue吗？ 谢啦 |

purchasing materials and labor eligible for deduction of general sales taxes
? I am a bit confused. I heard from many people that expenses for home
improvement is eligible for tax return, but when I read the instruction for
itemized deduction(schedule A), it seems taxes for porperty improvement can
not be deducted. Does anybody knows about that, or has claimed tax return

发帖数: 8950 | 5 据我所知，在过户的时候，只有3个TAX，STATE TRANSFER TAX，STATE RECORDATION
TAX，COUNTY RECORDATION TAX。我估计MORTGAGE公司人的话是说的PROPERTY TAX。在
没有建房子的时候，BUILDER只上LAND TAX。在建了房子以后，就要上LAND和
IMPROVEMENT的TAX。但在你把新房子买下来之前，COUNTY是不收IMPROVEMENT的TAX的。
直到你买了房子，去COUNTY把房契REGISTER了，COUNTY才要开始收IMPROVEMENT的TAX。
所以说，这个HOME IMPROVEMENT TAX是PROPERTY TAX的一部分。
一般来说，买新房，买主要付所有的STATE TRANSFER TAX，STATE RECORDATION TAX，
COUNTY RECORDATION TAX。但很多BUILDER在卖房子的时候，会有INCENTIVE或CLOSING
HELP，也就基本上把一半的TAX抵消掉了。
我帮客人买的新房子，只有一次一个小BUILDER直接付了一半的TAX。 |

added to general sales taxes as a specified item on schedule A (there's a
calculater/worksheet you can find on IRS web, which listed what are the
specified items that can be added to general sales tax). If the home
improvement is energy efficient improvement, you may claim 30% of the tatal
cost, limited to $1500, as residential energy credits (need to file form

折旧，可以抵当年的税收哦 （但是将来卖的时候还要补回来的， 除非1031）， 所以
Improvement 比例越高，当年抵的税就越多啊。自住房，因为没有折旧抵税的事，比例
就无所谓了，反正你关心地产税总额就是了。
