房东真不好当。十二月份房租一号就应该付了，结果房客发信说sandy损坏了电梯 （
building共五层，我的房子在五楼），lobby进水了还没修复等等，十二月份房租到现
在还没付。后来我给了几封email update, condo association 也修复了电梯，lobby
的装修还在进行。今天写信要房租，她又说什么nconveniences endured之类的只肯付
一半多点。我还没回信，想先等他明天把一半的房租付了再说。打算写i will give
you an option to terminate the lease early with 30 day notice. If you decide

Forecasters say Sandy is no longer a hurricane but is still a dangerous
system taking dead aim at New Jersey and Delaware.
The National Hurricane Center said Monday evening that Sandy is a post-
tropical storm and losing strength but still has sustained winds at 85 mph.
The eye has almost made landfall.
The center says storm surge has reached heights of 12.4 feet at Kings Point,
N.Y.

遮遮掩掩。也提到了交通不便所以很多地方还到不了。
那记者说，中国几乎年年有洪灾，所以中国的救灾反应还是挺有经验的。而且这次中国
对灾情毫无隐瞒，及时通知公众。新闻主播又问但是这样大的一个灾难中国能应付过来
吗？（－相当暗示中国应付不来来着），记者说看起来还是很不错的。于是新闻主播就
说象有些道路中断了，需要直升飞机，中国有那么多直升飞机吗？前方记者说“That
is not for me to comment” (or something like that).
新闻主播最后又问这次中国救灾反应整体感觉如何，前方记者说感觉很好，地震新闻出
来后4个小时温家宝就上了飞机了，比美国在 Hurricane Karina 时的反应强多了。。。
对了，新闻主播还努力发掘中国人的博客什么的上面有没有人批评政府救灾反应的，结

度大气环流加剧，boundry layer降低，这些都会抑制hurricane成长。所以过去几十年
试图把变暖理论和飓风台风联系起来的人都失败了，现在没人提这个了。
: 热带气旋的巨大能量来自于热水。水温高就能长大。水温低就会自己消散。
: 有些人总觉得海洋大，要热起来不容易。和气温变动周期不一致。所以做模型时
不考虑。

全保也不保flood你懂不？flood，vandalism这些东西都是comprehensive保的，贷款什
么的只是强制有collision防止你开路上撞车的，没几个强制规定comprehensive的。
嘿，我还真见过不少不要求comprehensive的，不过他们会要求flood和vandalism。
有些人就是嘴比屁眼还脏，真是啥玩艺改不了干啥。 |

但税这个问题政府完全可以可以通过政策解决，只要政府在某些地方鼓励盖坚固房子限
制盖普通木房子，对于某些high risk地区的坚固民宅完全可以用低的税率，让和同样
大小木房子的税差不多就行。
总之只要和税相关的问题，政府想解决的话，总是可以解决的，类似就好像政府报税给
credit鼓励安装太阳能。 |

hurricane有一定的持续时间，一般过了高峰期会越来越弱。能不能到达Florida先不说
，到了估计风力也大降破坏能力也没有那么高了。新闻里发布图像走势都是最坏的后果
，不是最可能的后果。 |
