希望与大家一起寻找类似的公司/股票进行投资。
HOV在2005年高点股价为72.3，2008年的萧条中降到0.85。我开始关注HOV是在2009年底
，那时很多在这次萧条中受很重打击的行业和股票都恢复了很多，只有房地产行业的基
本面没有任何好转，股价也位于极低点，我感觉房地产股票应该是这次萧条中还能获得
较好投资回报的最后一班车，于是开始跟踪。初期筛选选中了LEN和HOV。LEN风险小，
回报小，HOV风险较大，回报应该较大(如果值得投资)。读了LEN和HOV的10K表及很多相
关的新闻。研究后发现HOV的债务惊人，能否存活在当时是个未知数，倒是买了点LEN挣
了点零花钱，但总觉得HOV如果TURNAROUND会有很大的机会，于是继续关注。
恰巧2011年下半年开始买房，发现好的房子已经很难抢到，想买块好地自己BUILD，却
发现地主把好地屯起不卖，等待涨价。同时HOMEBUILDER公司不断给出基本面好转的信

I use this trade to profit for the potential down but with protection.
HOV price today is 6.25 when i short. let us take ITM put for example:
if I buy May 7.5 put, cost is 1.5, then my cost is 150. so here is the extreme result on May OE:
if HOV up huge say to 10, i will lose 150.
if HOV drop huge like to 4, then i profit 7.5-4-1.5=2, i win 200.
if HOV don't drop that much on May,say to 6, pig, i will lose 7.5-6=1.5, i don't win at all.

接下来的发展很简单，房地产继续恢复，HOV的领导层比我预期的要聪明一些。他们没
有去卖地，而是用合同的方式用地抵押而进行了低息融资，在保证对土地拥有权的同时
增加了流动性，同时利用了由于市场恐慌而产生的低价BOND的机会，退休了一些高利率
债务，并再此过程中产生了盈利(高数值融资低数值还债)，进一步缓解了资金紧张问题
。2012Q4时他们又一次性退休了一些最危险的债务，并把最大块长期债务的成熟期推到
了2020年，接下来标谱提高了它的评级。至此HOV已经基本确定了存活的根基，成功地
成为了TURNAROUND公司。其股票价格也在SHORT的重压下一路从3涨到6。
然后面临的是如何膨胀发展的问题。领导层提出增发一倍COMMON STOCK，增加他们的
COMPENSATION，并请求股东VOTE，于是股价开始剧烈振动。目前VOTE结果还没出来，但
领导层许诺只有在股价涨到明显高于现在的数值时才增发。我的分析是,VOTE出结果后
估价可能波动很剧烈，如果他们现在增发，股权稀是一半，帐面会多出大约9亿现金，

，对于这种右边的HOV不知道该如何处理，上来请教一下。
我如果右转上这种路（车里只有一个人），是应该转上最右lane（也就是HOV lane）然
后换到左边呢，还是应该直接转上右数第二条lane（也就是最右边的非HOV lane）呢？
如果是前者，我上了HOV lane以后，如果左边车很多，一时换不过去，可以在HOV lane
上开一段吗？ |

都是拖家带口的，开那么快干啥。HOV本来也不是飙车lane。
至于堵在正常lane的那些想飙车的单身小年轻，慢慢堵着吧，呵呵。

安全开车才是硬道理
但我觉得的是为什么会有个HOV?
+2的车可以上HOV，那么我觉得的是礼让乘客多的车
但如果旁边的道开得比HOV还快，那为什么需要在HOV上开呢？
可能没法律规定什么，但靠自觉也应该到旁边的车道行驶吧，如果自己开得慢的话。 |

sell 100 shares @ 6.25
HOV doesn't have call strike on 6, so I just need to pay a little more premium for 7.5 call.
What do u guys think? Make sense?
The reason to short home builder HOV is it rise too much comparing to BAC and other more solid builder like LEN. |

辆摩托车跟来，开始以为警察pull over, 定睛一看果然是个摩托车，还只是一个人。
摩托车以及一个人都应该不能上hov lane。。他已经超了后面一群车，到我后面，但当
时开到立交桥下我没办法给他腾出空间，而且他跟我很紧，害我速度加到快70也没甩掉
他。。然后他找了条缝还是从我旁边插了过去。。估计他当时时速至少80+。。。
现在想想很害怕。。遇见这种不要命的了。。。而且如果撞上了两边来隔离带都没有，
后果必然很惨。。大家如果遇到这种人应该怎么办？ |

每个入口之前都有无数标记说明 EZpass only，你是不是该认真考虑配副眼镜？

出口抓了好几辆车, 原来是哪个出口只能走HOV的车辆,今天才明白, 虽然可能很多人都

是HOV lane，然后想出去也出不去了，只好在lane上开。看着一个个警示牌，$200的
fine，心里好紧张啊。车里就我一个人，只要被拍到，就死定了。
被拍到后，能不能argue一下，是不小心的？ 因为当时高速并没有堵车，我上HOV也没

有60了。这个速度其实还行，你想在城里开车，一共也就十几二十迈不少了，60和70的
话一般也就差个几分钟。
这个隔离一般也就1迈左右一个出口吧，不爽的话等1-2分钟就可以出去了。
开HOV大都是拖家带口的，通常不像小年轻那么容易着急上火。 |

的人非常少，绝大多数人都开汽油车的基础上。如果过几年开电车人多了，这个政策随

那种封闭式的，跟普通道隔开的，开了有20多分钟，中间一直都没有找到出口。

Equity(as of last quarter): -400 million.
Gross Profit Margin: 15%
Most of their operation rely on bank's borrow and note.
For most large chinese Homebuilders(over 500 million in anual sale),
typically, over 30% gross profit margin, bank's borrowing is only 30% of
their capital structure.
Yet, HOV is one of the best performance stock this year. I still own some
share. |

I played HOV for almost one year now. Gradually my view for home builder is negative.
recently all the facts just proved my concern. permits down, delinquency
up. employment data. HOV is overvalued, I believe.
