（1）主持人卧在自己的“坑”中喊道：“大家注意、注意啦，开会了。”“按坑位来
看，今天缺席两至三鸟，要对他们提出严厉的批评、会后希望他们做出深刻的检讨。”
（2）“今天的议题是：咱仨谁最鸡蛋、最肥圆、最毛绒、最蓬松棉。”
（3）右边儿刚才蹲着看镜头的那位（见上图）好不容易由蹲位改站位，起立发言到：
“介个还用讨论？！我最、最、最、最。四最非我莫属，我四最归一呀我～～”
（4）窝在那里的扭脸儿嘟囔了句：“切，歇菜吧你，谁信哪”。会议主持鸟也由刚才
的蹲位费劲吧哈地改成了站位，觍胸叠肚、气宇轩昂地说道：“您再瞧瞧咱俩谁该当选
？”
（5）落选者郁闷地飞到了灌木丛中。

道真正的障碍其实House GOP议员普遍不想大赦非移。从House GOP最近的投票上就能看
出来。先是全票通过了一项继续遣返非移的法案，跟非移彻底决裂。昨天在立法委又表
演了一次完美的两党分裂，以一票不差的partisan pattern通过了一项对非移极其严苛
的法案。再加上House内部对博纳的施压以及博纳的屈服，这些都已经清晰表明了House
共和党就是不想让CIR通过。本质上这是他们各自选区的民意的反映。众议员面临明年
的选举，直接关系到自己能否继续连任，对议员来说这个问题远比共和党的长久大计重
要。
所谓border security只是House共和党抛出来的一个借口。即使这个问题解决了，
House还有第二个、第三个。。。只要目前House GOP强烈反对非移的这种基础不变，
CIR就过不了House，也就无法成为法律。 |

对原贴做个大概总结： buyer 自己看了open house, 事后找agent 朋友出了offer. 打
算拿rebate. 有agency disclosure, P&S 上也写了。 但是buyer agent 包括房检，
final walk through ( skipped) 等从来没露面。 房子close 之后卖方broker 在MLS
里写的buyer agent 是他们自己公司的另外一个agent. 并且拒付commission 给买主的
agent 朋友。尽管法律意义上买方Agent 应该拿到 Commission. 其实这件事也不能全
怪卖方经纪，因为人家觉得买方经纪什么都没干，就是来抢commission 的。

小condo？
我的想法是，从投资角度看好像买两个小condo更好。因为买了house的只能自己住，要
是再租一个房间出去就会影响自己的生活；从投资上说，只能寄希望于房屋升值。即使
以后搬家住到别处，大house的租房需求是不是也比小condo要少？另外，大house的房
产税的比例比小condo要高。
而买了两个小condo就可以住一个租一个。租的那个完全不用装修，unfurnished，省去
了很多成本。而且可以不用买学区房，买个靠近谷歌脸书的房子收租金。
有一点疑惑就是是不是大house（特别是学区房）的增值速度比公司附近的condo的增值
速度（按照比例）要快？我在Zillow上查了查，发现公司附近的小condo增值也挺快的
，04年的房子到现在乘以两倍、三倍的很多，对大house还没有系统调研过，感觉大
house增值情况差别很大。

老区的Townhouse和新区的House，面积都一样，所以价格相近
Townhouse大概25年楼龄，每月这个费那个费加起来100刀。小区附近有好学校，毗邻豪
宅区，老黑比较少
新区的House是最近5年才建的，附近没有学校，然后由于是新区，所以人口也比较杂
开车上班，住新区house每月可以省100刀油费，就2mile路，老区要多10mile单程.
Townhouse的户型较好，是我比较喜欢的，2层，和邻居也互不干扰，虽然共享一面墙。
House就一层的小平房，没有户型可言，但是胜在是独立的house
打算以后小孩读书的时候换大house，但是那也估计得5,6年时间了。查了下本地的交易
量，发现townhouse的交易量极低，人们都偏好独立house。那个townhouse挂牌挂了快一
年了，每几个月降价3k刀，都依然卖不出。

北京楼市煲热“汤”
今春，十几个冠以TOWN HOUSE概念的项目在北京刚一露脸，便成
为楼市的新宠，形成非主流市场上的主流产品。人们对这种与集合式
住宅（塔楼、板楼、多层住宅）有很大差异的产品表现出的极大热情
，使许多TOWN HOUSE的发展商感到始料不及。从目前的销售情况看，
所有已经上市的“汤”项目，无论远近，价格高低，都被“煲”得“
热气腾腾”。
虽然TOWN HOUSE在欧美已经是再普通不过的居住类房屋了，但在
国内许多人口密集的大城市，这种低层、低密度的TOWN HOUSE毕竟还
是“西”罕物，从集合式住宅走向TOWN HOUSE，被不少人看作是一种
居住方式与品质的提升。然而，正是由于TOWN HOUSE是个“西”罕物
，买房人在享有其与集合住宅间的差异优势时，也应该考虑到其差异
有可能带来的诸如采暖、安防等问题。

谁都可以list 高价位
现在是buyers market，对flip house 生意 不利。
老公比较喜欢看flip house的电视，所以我也和他跟着看。
flip house都要在短期卖出去，不然就没有现金去买下一个house flip了.bank很少愿
意贷款给flip house,所以flip house 生意一般都是现金操作。
只有在seller's market, filp house才容易赚钱，因为可以卖的快，资金流通。 |

1) Interest rate jump so high so people cannot afford? However many people
have tons of cash in hand, strong offer needs to have at least 20% -30% down
. Jumbo loan rate is pretty stable and pretty affordable. ( I just got 2.375
% for a jumbo loan)
2) Down turn of economy? If many people lose jobs, however some owners won'
t even sell when they lost jobs. They just move to whereever they can find a

每次都是看到一半，去忙别的了
最吸引我就是house的性格，
smart, desperate, and anti-society，
这次终于下定决心，
从头到尾，从新年开始，从第1季到第8季，全部看完。
结局很不错，还是蛮感动的。
house里面的女演员都不错。
最喜欢的Cameron (知性，有主见，但是对house一往情深）
13， amber, adams 都不错。
看来女人还是喜欢聪明的男人。呵呵
当然，最爱house的，还有house最爱的，
还是咱们的wilson.
这是一部关于老男人，属于老男人的电视剧。
