placements. 他说他孩子那届不如往年，princeston和mit都比正常的时候少。唯一一
个拿到MIT admission的去了UCberkeley。没办法，在aurora的IMSA每年拿10个左右MIT
admissions,其他IL学校不可能不受影响。anyway, 不需要考试而且生源主要来自于人
口只有17k小town的hinsdale central beat 从 2.7M人口中择优选拔出来的chicago
selective HS几条街没有异议吧。

你可以找到更好的。而且你如果在downtown这片买3bedroom的房子，HOA费太高了，每
月900,1000多的太不划算了。
我建议你hinsdale，然后也别townhouse了，hinsdale的townhouse那几个HOA费也高，
然后condo, townhouse受限制太多，你想按个抽油烟机，在墙上或窗户上开个洞，没门
。人家board不允许，有些房子，你想出租，没门。你们board规定不可以租，或者超过
一定百分比的房子不能租。然后买家贷款买你房子也烦。有些楼OK，有些楼有什么各种
violation，还有的什么有owner一个人占有率超过18%啥的，种种，各种条款贷不下来
。你手握这么多现金，我建议你hinsdale买single family house.
hinsdale到downtown上班不开车，坐火车，有快车，20来分钟就到，比你坐公交还快。
中间好像就停1站。超级便利。
就算你十分想买在downtown附近，也不建议你买那里，偏，再往下点，就和黑黑接壤了

would consider to live in hinsdale when they are still driving a car
less than $30K. there are about 20% asian in hinsdale central HS. I don't
know why it is so high when roughly 95% are white kids in hinsdale middle

400K可以试试204 naperville。 不错。 400K的option就是very crappy house in

而且做好没有啥好朋友的可能。
另外， 你们家如果是数学天才，就别去这里了， hinsdale马上要没有天才班了。 如

oakbrook mall贡献税收,所以居民交的地产税比hinsdale要少一些.naperville有中西
部最大的中文学校ray chinese school,俩校区,一两千孩子周末上课学中文.有不少住
hinsdale的华人送孩子到ray school上课. 那除了中文有很多其他课,篮球,武术,舞蹈,
画画,math count,成人拉丁舞...

brook forest/butler（53）学区只管oak brook的一部分而已，而这个学区的全部去
hinsdale central。基本上只有york woods，brook forest，trinity lake，old oak
brook，fullersburg，hunter trail几个小区全部属于53学区，其它的包括巨贵的
midwest club都只有一部分处于53学区内。
oak brook老印多老中少是因为花一个米的老中都愿意买新房子了，谁还要住二三十年
的老房子。但是人家老印无所谓。一个米在hinsdale，clarendon hills有的是3000尺
的新房子可选，在oak brook根本没有。
其实愿意住老房子的话，五六十万在53学区也不是买不到，那些六七十年代的房子看着
可比hinsdale同样价位的房子宽敞多了。 |

offer等lender回复。
我家情况：2娃 21month和4month 两人都在市区工作上学。
第一套：2006年的房 condo，3室2bath，1600sqft。 short sale的，在18街湖边
south loop，面向东北，有湖景可以看到navy pier放烟火。 房子是旧的但是情况还不
错。我们已经下了offer 500k 等待lender回复中。
第二套：2007年 3b2b condo，1600sqft。在19街湖边 south loop。全新（2007年到现
在就没卖掉过）。开发商在买。也是500k左右。装修比第一套好。但是view没有第一套
好。向东南，看不到downtown。
第三套：1993年 townhouse 3层，在hinsdale。3b3b，2700sqft。估计500k～550k左右
。因为是20年的房子了，其他觉得都挺好，就是觉得有些旧。 但是里面情况都蛮好的

就这么一大点儿地儿，寸土寸金，进downtown又近又快，地税在整个大芝加哥地区最低
，指望这个地方崩盘，^O^，要等到全州都崩盘了之后才轮到它。13年，loop里都崩成
翔了，hinsdale也没事儿。
这个区最大的realtor是ReMax的Linda，老太太包下了镇里90%的sales,很少出镇，算是
地头蛇了，每寸土地她都熟，建议妳找她或她手下的agent. |

是最大的预算，但找来找去，总是不大如意，主要是没有找到有小学跟高中都属于好的

owner>900K will send kids to private school nearby even they have the best
public school.
I have visited Elm school, not that crazy. The kids there looks the same as
other school. Hinsdale Central is even better since they have a lot of
westmont and some south side kid as well.
Just do not expect those rich kids will play with you. Since those only
talked about exotic vacation and expensive stuff. Be strong. |

一转,发现还是这的房子价格便宜量又足哦.
如果budget升到60万,可以在clarendon hills,或者willowbrook找找,偶尔有short
sale的房子还不错,hinsdale学区,但可遇不可求. |

hinsdale central吸毒的不少。
Hobson上5000sqft豪宅也就1两个M。 Madison 旁边一个3000sqft的房子就是2M.要是
5000尺， 都得3-7M。 当然这些娃大部分是私立的。 |

shore or hinsdale. if you budget is a bit tight like <500K, u can either
choose westmont's ashford subdivision/surrounding areas(hinsdale central HS)
or naperville with good schools and newer&nicer houses if commuting to work

我们看了几个townhomes 觉得还不错的也要500k＋
看了the hamptons， ashbury 还有hinsdale downtown区的 只有ashbury便宜些 但是
floor plan不是很好哎。
hamptons 虽然是新的 但又贵
想来想去500k左右只能买个93年的townhome 但是税居然要1w1年。。。。 |

有8分吧，但肯定比不上hinsdale的了。但18的房子应该不能进south loop public
elementary school.
另外，southloop 真是太方便了，这个hinsdale就不用比了吧。 |

好处: 1,上班方便(如果18街附近坐公共汽车就未必方便 走几次看看等车去单位到底要
多久) 2,离湖近 3,可能现阶段你的朋友/同学在都在downtown附近住 比较方便走动
不好: 1,安全一直是个问题 2,附近有没有CTA/火车的噪音 3,税高 4,房子是不是在一
个好出手的位置(比如你说一直没卖出去的房子 是为什么卖不出去 将来你们会不会面
对同样的出手困难) 5,将来小孩上学的问题
住Hinsdale:
好处: 1,安全不是问题 2,好区房子保值性强出手没啥问题 3,环境好/安静 富人区 居
民素质/收入较高 4,房子/院子/车库大些 生活起居自在方便些 5,好学区 6,距离市区
开车30分钟以内 如果坐train也是准点到达30分钟左右 未必比坐bus慢 7,税比cook
county少
不好: 1,住在富人区 无形的压力大些 2,外出基本都需要开车没什么公交了 3,距离朋
友/同学可能会比较远容易被疏远(不过有俩娃 已经够忙活的了)
综合来看 我认为住hinsdale叫做一步到位 如果住southloop 我觉得就是一个过渡 如

老美根本连hinsdale提都不会提. 他们觉得la grange lyons township 已经非常好了.
可能中国人在他们眼里就是异类,明明从第三世界国家来的,居然在最prestige的学区
买房,和医生律师做邻居,孩子进最好的学校... 其实是对他们的一种入侵,可能也是满

哪都有穷的，哪都有富的。
说说我这几天新结识的一个球友吧。
夏天了，出门运动一下，结果看到一个中国小伙子和一对中国老人（50多岁）在我们家
附近的那个球场玩球。
我来这这么久，没见过他们，就过去打打招呼，打了两场1：1。
第一天还有点生，第二天再一起玩，就聊上了。
小伙子北京的，高二来的美国，父亲在我们附近两大国立实验室做。
小伙子来的时候，他们还没有买房。父亲为了孩子教育，就到HISNDALE CENTRAL边上那
个APT租了套房。然后小孩就顺理成章的仅了HINSDALE CENTRAL。
小孩怎么奋斗的我就不知道了，反正我知道的是，今年小伙子康奈尔毕业，去了幸福
TOP10的某垄断企业。
他们在孩子大二的时候，买了博士村的一套不贵的SFH。也算在美国安家落户了。其实
他们都搬来两年多了，但是孩子这么大，所以很少来附近的公园玩，所以俺没见过他们。

HINSDALE高中划片包括CASS以东63街以北的WSETMONT广大地区。
那里有不少烂房子。
我买房时看过，邻居很烂，而且那个小学（在59街和CASS交口处）收的很多学生是来自
CASS以西那一大片APT的居民，很多黑人小孩。
