master ins管的，自己的homeowner ins只保内墙，理论上讲hazard insurance会指
master ins部分，不过银行也会对homeowner ins有相应的要求。
总之，hazard insurance不是要求在homeowner ins之外再买其他的保险。 |

owner's insurance就能够满足lender的要求了。
广义的hazard insurance保的比home owner's insurance要多，home owner's
insurance有的只保房子本身，火灾，偷盗，等等。有的还保personal property（例如
HO6)。而hazard insurance可以另外单独购买地震，飓风甚至战争等home owner's
insurance保不了的天灾。 |

1001 Hzard insurance escrow: 3 months $150
这个903不就是包括了1001，为什么还要交1001？
如果我交了903，是不是就不用自己再找保险公司买房屋保险了？
2) 1108 Title Insurance $1012.50(paid by seller)
这是个bank own 的房子，我找的这个bank (Wells Fargo)的loan office, 他给我的GFE里面免了1108项，是不是说银行就免了title insurance？ 因为我看到一些同学说GFE里面只有800项目是确定的，其他都不确定。 他会不会在
closing之前再改口要我出1108的费用？

公路上障碍物？
我几年前，在高速公路上，晚上开65时速，打了高灯。但是突然看到正前面大约30米外
一个小黑物横在路上，我以为是小纸箱或树枝，而旁边都是车辆，无法绕行，所以就降
速开过去，不料那是个金属件，后来猜想可能是前面哪部车的废气管部件脱落，我的车
开过后，车几乎被顶高2英寸。后来马上下高速，找到一个加油站，抬起车一看，车底
部象被巨大的铲子，狠狠划了一长片。汽油都开始一点泄露。第二天，去了修车场，结
果他们说，我运气好，车子没有起火燃烧！最后，保险公司陪了近$10k. 后来，我一直
考虑如何防止再发生此事，但是没有想出好办法。 |

hazard insurance多少钱，你需要自己去找insurance公司。
title insurance 和lender没有关系，和你的contract和title company有关系。谁出
钱contract里写，多少钱title company定。
GFE里除了800项是lender决定的，其他的费用都是其他人决定的，lender只是给你个估
价.所以除了800，你要问你的agent,谁负责管，然后去问多少钱，谁出。
你是不是没有agent? 这些事情agent应该详细解释给你听得。即使是discount agent. |

impounds是指这个ins是被escrow的。 不过，在close的时候borrower需要先付一年的
premium，之后每个月再收一个月的premium fee，积累到要人renew policy的时候，
escrow公司会帮客人搞定的。不过，escrow账户里会留1-2个月的premium作为deposit

宜。但是一场
龙卷风你的downpayment就没了。
property insurance：区别是replaceable insurance,coverage >= house price-land
price，也就是龙卷风、火灾过后帮你原样盖起来。这个就会高一些。
如果不贷款，没人要求一定买insurance，但是你的房产24/7的摆在那里，谁知道什么
时候有什么状况出
现呢？自己做trade-off吧 |
