30 year term is actually better for 5/1 if you plan to pay off in 5 years (
it may break even after 5+n years, n is from 7/8 to 30 depends on the rate
after 5 years). using 5/1 ARM, and you calculate monthly payment using 5
year fixed and then just pay that amount, extra will goes to principle. 5/1
ARM is better than 5 year fixed since 5/1 ARM has lower interest rate, and
low interest (due to lower rate and 30 year term).

You are welcome.
Please keep in mind: currently 5yr ARM is more than 1% lower
than 30yr fixed. I once calculated, if the diff is 1%, the
break-even point (in the worst case for ARM) is ~8 years.
By worst case I mean the rate will be much higher than after
5 years and every year it adjusts to the max.
So if you choose 5 yr ARM, even if you sell house after 8 yrs,
you still save $$$ compare to stay with 30yr fix.

第一次买房,不知道是不是7年ARM是否比15年或者30年fixed更省钱。上网看了看,说
是如果在那个房子住不了7年,或者知道收入会增加,就选这个,否则就选15年。大家
的经验呢?是不是如果不能在7年内付清贷款,就有可能比15年或者30年fixed还付的更

我按照我今天得到的数据做了一下
30year Fixed 4.75%
5/1 ARM 3.5%,但是ARM每年最多只涨2%,最高只涨到8.5%
假设最坏情况5年后利率涨到天上,这样的话第八年底两方所付的利息break even.
以50万loan为例

如果30年fixed: 3.875%
5年ARM:2.625%, 从第6年开始每年的利率都按最高的7.625%算。
我大概算了算, 8年之内搬家的话好像5年ARM比30年fixed的划算。
不知对不对?

现在有点想做REFI,因为房子跌了要补钱做,之前没想好也没有准备好钱,后来把国内
自己的钱转来一点准备好钱,但是现在的利率又不太好了,这期间帐户还有其他稍微大
点的transaction,导致银行特别病态的一些conditions,弄的有点烦了。
想问问现在如果是15年也affordable,也不擅长其他的投资(或者说也没有想好要做什
么),有下面的选择,哪种比较好,你一般怎么考虑的:
(1)投钱进去,直接做15年fixed早点还清。但是也说不定不会住15年那么久,所以现
在也不会算这笔帐了。
(2)投钱进去,还是做30年,利率比现在的还是好点但是不那么特别多,是不是投很
多钱进去不合算。
(3)索性不做REFIN了,等有好的30年利息再做。但是这样这钱也还是得放在银行里不
能动一直等着,否则等看到好的利息再转钱又会导致一堆的cond... 阅读全帖

when u was saying only ARM with 6.5% + would cost more than 30 fixed.
what was ur assumption there? 10 yrs?
of course if u will only live in the house less than 10 yrs and won't keep
it as 2nd house or rental, would u need to compare ARM or 30 fixed?
Those who asked the question obviously are no sure about the future. What
should they do?
do a simple math, ARM 5/1 will only pay off less than 10% of the loan amt in the 1st 5 yrs.

for 10 years. In this case people still need to choose 5ARM or 30 year
fixed. If after 5 years, the rate increases to 6.5%, 5ARM pays more total

如果你觉得能够consistently付比较多的钱,那么你应该把loan refinance成期限比较
短的,比如本来是30年fix的,就改成15年的fix,这样你可以降低贷款利率,其实15年
的月供也就比30年的高40%左右。

FT,怎么考虑问题那么死板啊?5年ARM就得到5年后?30年FIX就管30年?
利率随时在变,你的情况(收入,工作地点,家庭...)也随时在变,你随时根据你的需
要refi贝,只要没有cost/points。比如,你现在用ARM,2年以后觉得利率在快速上升
通道,就再refi贝,反之亦然。
说白了,FIX就是等于多花钱买了个利率保险,而你,有可能完全用不到这个保险,比
如,你3年后(美国平均7年)换大房,你这些年交的这个额外保险纯白交。
都是数字说话(各种贷款最后按实际居住N年算下来),和你打算在这个房子住多久决定
的。

option #2 in essence is like a 2/1 ARM--fixed rate of ~4% for 1st 2 yrs, and

我觉得他说的风险是再次refi时候的利率吧
如果你做10年fixed,风险是每个月的monthly payment固定地很多。如果万一收入啥有
问题,你还是要付那么多,经济压力在那个时候就很大。所以以前在15年和30年利率差
别不大的时候,一般人还是贷30年fixed,但是按15年的monthly payment来付。这样啥
事都没有,就15年付完。如果中间收入有问题,那么required monthly payment还是30
年的,那就可以少点经济压力在那种情况下。所谓多付点利息换safety
如果你做arm,风险就是5年7年之后你refi的利息会变成如何。当然你在中间也可以
refi
如果你很确定能还完,那就arm。毕竟利息低。但是closing cost怎么样就不知道了(
银行给的rebate好像不一样)。到期后不能refi,就都付清。但是again,arm多半是按
30年来算的monthly payment,所以如果你要打算7年平均地还完,要每个月自己多付钱
还本金。否则7年结束,还是有很多没还完。每个月到底多少去利息是按你还剩下多少
本金没还和利率来算的

搭车请各位帮分析一下。新房,用开发商的贷款公司(因为有一万优惠),但是利率会
比较高,可能半年后会重新贷款,这种情况是5年ARM还是30年FIXED?
选30年FIXED理由是:如半年后利率上涨高于现在拿到的利率,即使不重新贷款,仍能
保证30年的相对较低利率。
选5年ARM的理由很直接:前几年利率低少付钱,自己琢磨的缺点就是冒5年后利率高很
多的风险(假如无法重新贷款)。

看到大家都在讨论 ARM, 也有点心动。
目前要买的房子不大,打算居住的时间也在5-7年左右或者7年内还清,但以后的事情也
没有个准数。

接近当时的rate,大家觉得前者是不是合算呢?整体看上去mortgage rate在十多年来
一直降,5年内大幅提高的风险是不是不大呢?是不是经济明显好了mortgage rate才会

10-15 yrs.

对zillow上的广告一般都保审慎态度。
10 Yr fixed的rate基本和15年fixed是一样的。不觉得特别有必要做。一般来讲no
cost refi做到2.75%没啥悬念,除非loan amount太低。
10年的rate上没什么优势,monthly payment是着实高了不少。
LZ可以再权衡一下。

Yes you can!!
You don't have any problem to switch between different programs even your
new rate is higher. Lender will only check your refinance benefit when you
do the refinance for the same program, such as ARM to ARM, or fix to fix
programs. Lender has to make sure you really get benefit out of this
refinance.

1. will you plan to move out in a few years and sell the house?
If the answer is YES, then do the ARM
2. will you plan to move out and rent the house as investment property?
if YES, then do the FIX
3. Do you have the tight budget now and wish to lower the monthly mortgage
payment as much as you could?
if YES, then do the ARM

我们拿到两个rate,loan amount $183,932,20% down payment
1。15 年fixed,2.5% with 1 point ($1839.32)
2,30年fixed,3.25% with 0.25 point ($459.83)
builder 给$3500的credit,所以不论哪个最终还是有credit。正在犹豫选哪个呢。
请问若选30年的,但15年付清,与选15年的15年付清,利息差多少?
