1. Knowledge of Local Real Estate Market
对当地房产市场了如指掌,知道那里是好的学区和社区,熟悉政府规划和道路交通建
设。比如现在是个好学区,说不定明年会换到差学区,或者政府要建一个affordable
housing。这样的小区要避免。有的小区在improve,比如地铁要修过去,或是政府有大
规模的改造计划。这样的小区在升值。
2. Good Ethics
房地产市场里面tricks很多,特别是对于1st time home buyer,很容易受到欺骗。
如果你的buyer agent没有很好的道德操守,很容易take advantage of |

People who are unable to pay their mortgage are those who brought home in
2003-2007, their mortgage payments are mostly mortgage interests. The banks
really don't care too much if they miss a few payments because the money the
bank lent to home owners are interest free anyway. So rather than rushing

都是baby boomer那批卖房子搬到nursing home去。
都是好区的房子,
外表看这些房子还很漂亮,院子打理很整齐,
发现这些屋主至少最近10年没买过新家电了,
看到那些老美如狼似虎的抢10年前的旧衣服,真心酸了。
因为退休金401,medaid medcare资金不足,
老美的退休年限要明年要推迟到66,
接下来几年要推迟69。
几个老美70岁还能工作?
早就开除多少次了
老美真的一天一天衰败ing. |

哥一般挑好一些的地段,相对机会大点。开始的时候,哥只顾埋头偷菜,时间长了,那
些拍卖公司都认得我了,于是开始有交流,够意思的还会提前通报
但是烦恼也由此开始。渐渐越来越了解原来屋主的背景,才意识到原来他们年轻时曾多
么风光,最后又是多么黯然地离开这个世界,或者无可奈何去老人院
他们曾经用了无数精力和无数金钱积累下来的爱好,最后像垃圾一样卖掉。他们的子女
,新一代美国人,不但不喜欢他们的收藏,反而抱怨这些东西既占地方又占空间,卖卖
卖,卖了就省心了
这里头有笔经济账,一下说不清楚。但是钱之外意味的东西,也许我这个丑陋的外来的
小黄人,更对这帮美国老家伙的胃口
TMD,我不敢设想今后我也落到这步田地,但是接下来我该怎么走,我是得好好想想,
好好计划 |

先介绍下事件背景:本人是J1博士后。之前居住在费城,我的租约本来是
到今年八月底,但由于 3月开始来佐治亚州工作,我提前找了我一个朋友接手我在费城
的公寓(那时他刚来费城正好要租房。)我家公寓目前由一家叫stratford management
的公司负责管理,之前由另一家oren brother的管理公司打理,我是2014年九月和oren
brother签的一年合约,2015年8月时又和oren brother renew了下一年的租约,2015
年九月开始,我们的管理公司换成了stratford,但新公司没有和住客签新租约,只是
沿用了之前租约的相关条款。
