有人在版上说Rebate给的越多的Agent，水平就越高。这句话说得对也不对。如果Agent
在大公司，一年少说要收个两三万，他还给得起Rebate，说明他的Base很大，一定有很
多客源来支撑，经验了得；如果是刚出道的Agent弄出个小公司来长经验值，这就有
点悬了。
而经验靠的是每个deal的堆积，不光是年头。一个好的Agent就是靠别人的经验和自己
的错误作起来的。错误是以客人的金钱为代价的。所以刚出道都由师傅领路，先当几年
跑腿的assistant再说。
麻州对Broker要求之低全美行二，拿sales agent的licence一年，即使一单也没做过，
照样可以拿broker的license，当老板娘开公司。不像大多数州有三年的时间限制，和

等, 22日回到Connecticut. 主要游玩的地方有 Disney Epcot, Fort de Soto Park,
Macon, Great Smoky Mountain, 和Biltmore Estate. 去的地方太过零乱, 没法给出一个
很贴切的题目,于是姑且命名为”游记”.
(1) 准备篇
基本行程安排是:
16日坐飞机到Tampa, 租车. 17-19日在Tampa: 开会+Epcot+Fort de Soto
20日启程经Macon去大雾山
22日开车到Baltimore, 23日开回Hartford
飞机是Delta Song的, 从Hartford到Tampa单程90刀.
在Tampa住的旅馆叫Ashley Plaza, 在275 44号出口处. 从Expedia定的, 主要考虑离开会
地点比较近. 60+每天. 住宿条件不错, 有冰箱微波炉.
在大雾山住的Comfort Inn, Cherokee. 房间狭小肮脏, 但是带Fre |

不知道大家有什么建议和想法。我想以后干几年还是回国发展，不知道怎么选择

estate management/development companies. When I review the bookkeepers'
financial statements, I always look into details about these points:
1. Depreciation recap
2. Payroll reconciliation
3. Interest expense capitalization/allocation
4. Sec 263A
5. Gain/loss on sale of fixed assets (sec 1231/1245/1250)

contract and did inspection yesterday. Inspector found termite treatment
evidence in the house but didn't find live termite in the house. In the
seller disclosure, it says "not aware of termite treatment". We want to
withdraw the contract but my attorney says we don't have legal basis to
terminate the contract. Since my attorney was recommended by my real estate
agent, I don't know if he is just trying to push through the |

Thanks a lot for the detailed explanation! I do feel much more confident now
. We will go for second inspection and let you know the result. I will ask
the lawyer to write something why he thinks we can't withdraw the offer if
it turns out termite exists. I do feel that he was kind of threatening me
although this feeling might be wrong. The only explanation I have that he
does this is my real estate agent usually works with him, if the deal fell
apart, the agent can't get commissio |

你可以设立一个trust，让life insurance proceeds 付到
这个trust 里面，而不是直接付给你本人或者孩子。
一般讲的estate tax是联邦税的问题，看706表。
trust涉及到州法的问题，具体怎么设立，有什么要求，
要看你住在哪个州。 |

当时不懂，没有签关于如果付property tax的协议，结果这个公司只交了当年的
property tax之后就不交了，我们又不愿意替他们交这三分之二的税，现在这块地因为
欠税要被拍卖，不知道该怎么办才好，有没有这里懂法的大仙们指点一二？
我不知道要在local找什么样的real estate attorney，听说的费用都很贵，大部份的
人都是做房子，对地不了解。请这里懂行的人指个明路，我应该怎么找律师比较好？
