大农村，2娃，家庭收入税前9万，想在一新小区买房，选择有两种，刚建起来的duplex
式的新房，大概1850 sq ft，三卧室，大概16万；或者建房，两层楼，2100 sq ft, 四
卧室， 21万。 在这个小区duplex式的房子和single family房子是分开的，duplex区
都是老人downsize来住的，没有一户住了有娃的家庭; single family区，房子也不大
，前后院也很小，并且房价要高出不少；
想住duplex因为便宜，价格很好，房型什么的都不错，但是周围全是老头老太住，留在
中西部，房价本来就不高，住一个duplex觉得不甘心；
建singlefamily房子，价钱多不少，面积到没多多少，并且不知道几年之内有没有什么
变化，人心里揣揣的， 多投入这么多钱，房子卖得时候损失也大阿，
大家觉得呢？ |

后来问了DUPLEX的另一家的OWNER, 她说字所以这个房子没卖出去,是因为买家要贷款,
可是他们不同意,所以没卖出去,请问,如果我们用CASH买这房, 没有贷款的话,另一家的
OWNER没有阻挡的权利吧? 另外,如果我们以后要卖这房的话,会不会遇到类似的问题? |

10628 Garfield Ave. Cleveland, OH, （请有疑虑的人先去GOOGLE 一下）买之前也没
去过， 也没有看过， 就看到了一张照片。一看4层楼， 200 多美元成交，加上乱七八
糟的各种费用， 共400多美元， 我想我就是把房子拆掉， 卖了门窗口料也能赚点啊，
（当时忘了， 这在美国没有人收破烂） 怎么也不会赔钱呢？ 于是又一头热， 买了。
悲剧就这样开始了。
我自己干不了， 得带着我老爸，就是最近挺火的“牛爸”， 当时的想法是我和我老爸
去修修补补， 再找一个AMIGO。但是我们家没有卡车， 我于是给我一哥们打电话借车

发帖数: 3328 | 47 如果duplex一半是自住，一半是出租的话，假设这个2套分别的房子有同样的面积， 整
个的mortgage payment，property tax, homeowner insurance都是按照5/5来分的。
自住的那一部分的interest, property tax是可以抵税的，你可以用schedule A来做
deduction.剩下的那一半所有的费用，包括mortagage payment, property tax,
homeowner insurance以及因为出租而产生的所有费用都可以来抵消你租金的收入。请
用schedule E来填写。
另外别忘记你出租的那一半房子可以用直线折旧法，使用27.5年来折旧。
