buyer/seller agent也要看，如果builder已经找了listing agent放到市场上卖，
即使你没有buyer agent也可能要求让listing agent做duel，那你还不如找个能
拿rebate的buyer agent合算。 |

listing agent works as duel agent, he/she most unlike will get all the
commission and the lien holder will cut that. so go to listing agent
for short sale is not a really good idea.
Most short sale properties are in good condition. the seller just want
to get ride of the money owned to the bank and will not damage the
property. buyer should have not problem to get a loan.

我们看上个72万多的房子，去看房的时候已经上市6，7天了，seller agent说手上已经
有8个offer，其中有cash offer，也有74万多的。 现在他已经都counter offer回去了
。 我们看了后觉得好，也想下，就跟seller agent说让他做我们的buyer agent，看怎
么下offer好。
counter offer是75万，seller让我们写75万2，回头他返回2k给我们。 这个不是重点
。 重点是，我们最后拿到了房子（我们只有20%的down payment），但其实剩下的
offer里有75万cash offer的，也有76万要带loan的。
为什么seller选我们呢。 第一这个seller 很信任他的agent，基本上seller agent说
什么他都同意的。 第二作为duel agent，两边的佣金他都自己收，他当然喜欢卖给自
己代理的buyer啊，切身利益。 所以seller agent说服seller我们是最好的buyer，好
过75万的现金，好过76万的loan。 |

seller agent，人家已经under contract了，但是seller agent又很欢迎backup offer
的样子,目前出价的只有达成协议的一家。
想问问还有机会么？没机会就move on了。
顺便觉得这个seller agent比较给力，有些强势的女agent，语速很快，想让她做我们
的buyer agent帮我找房子，万一还是想要这个房子，她做duel agent是不是不太好？ |

楼主如果一定需要空调，就装个heat pump就好了。不是非要装空调的话，gas furnace
和heat pump各有好处，看你的电价，房子大小什么的了。房子大的话，用电万一上了
tier 4，很贵。房子小的话用不了太多，不太容易上tier 4. |

，现在就需要考虑选新的老师的问题，所以上来向有经验的家长请教。
女儿的情况：没怎么逼着练过，每天最多20分钟，在这个老师教的孩子里进度算最快的
了。喜欢上台表演,但不喜欢自己练习。喜欢能一下掌握的东西，如果练两次还拉不好
，就不喜欢拉了。
现在的选择－－如果留在这个音乐学校，每年有固定的recital,一次正式，一次非正式
。孩子已经熟悉了这个环境，不是老师家里，好像更正规些。但这的老师都不是suzuki
认证的，不知道这个认证的资质究竟有什么用。而且这里学费更贵些－－大概30块每
半小时。可选的老师里一个是在俄罗斯那边长大的，英文有限，自己拉得很好，但给我
女儿代课的一次，我觉得总是强调哪该声大，哪该声小，而不是基本的姿势啥的，好像

However, I'd call IRS, talk to a live person, it is possible. Just keep
calling. Last time, I am trying to call IRS and always got into machine
telling me no one can answer no matter what I try, but later I found I have
to try the same "path" twice to convince them I REALLY want to talk to a
live person, and then I get one.

回去找中信续签就好了。他是OPT不影响你的签证。
另外H1B是duel-intent签证，申请H1B不必然代表你们有移民倾向。
DS160表里问是否申请移民那项填NO。
拿到F2签证之后一定要赶在H1B生效之前回来，
不然你得签H4。 |
