payment, 所以没有开走车，人客服一听 惊呆了，说啊 你没有take possession of
the car after you signed the contract啊！说利息可是从你sign contract那天开始
算起啊！
我是不是又SB了一次？我们签了合同，但是没有提走车(那天是晚上8-9点了，其实不想
开走也是有原因怕天黑检查不了车况，然后开走再开回来dealer就不认账了，唉，就不
该晚上去糊里糊涂谈合同啊）。。。等着dealer给我们registration和拿plate，也是
没有开走车的原因之一。 是不是没有付down payment也可以把车拿走的啊？

这个Net Cap Cost = sale price - incentive - downpay吧？

down pay和trade in都不算在net cap cost里面，对吗？主要是网上有些公式好像是把
down pay, trade in都算在里面，得到一个adjusted cap cost，然后用这个adjusted
cap cost去算利息。有点糊涂... |

我看中的是HOV sticker，烧油还是用电其实无所谓
虽然另外俩EV mileage强很多，最后还是买了Fusion，原因如下：
-- leaf内饰太差，实在看不过眼
-- volt第二排没法坐成年人
-- fusion Energi驾驶感受强于另外俩，外观不错，内部跟非EV版的fusion没啥区别
-- SE base model已经是中高配，很多功能都有了，比如皮椅，导航，座椅加热，后排
出风口...令人惊喜的是还有开关车自动座椅复位功能
使用后优缺点：
-- 目前开了600 miles, 没发现不满意的地方。全烧油，AVG MPG 41
-- 车有点重
-- 后备箱小，且形状不规则
价格：
2017 Fusion Energi SE with MSRP: 32790
福特有点奇怪，window sticker上写着MSRP $34790 - $2000 = $32790,不知道啥意思

说，这么说不合适，现在morgage也就5%左右，他们给做的保守一点的理财方案也有8%-
10%的投资回报率。如果真是这样，把钱拿去做投资，贷款买房也未尝不是个好办法啊？

利率狂降的时候. Float down不会是免费的,最严的lender是要按照锁利率的当天的

FHA 的 PMI 无论怎样都免不掉， 5 年后看你的 Ltv 再决定要不要免掉。
你可以考虑 10% down FHA 15 年，PMI 是 0.25？
有 1% upfront mortgage insurance。
月供会高些，但你留在手上的 10% 可以 cover 多出来的部分几年吧。
过两年再找机会 refi 好了 |

我们的down会由父母汇来, 假设我12月找好房子, 讲好价, 然后申请贷款, broker说,
我们银行cutoff date是21, 那申请贷款的12月(11/22-12/21）必须有5%down的馀额,
而这笔钱必须最晚在11月(10/22-11/21)存入~~
我的问题是,我知道transfer只需1日工作天, 但父母调钱大概要个3,4天, 父母的汇款
绝无可能在11/21存入,而我又不想和朋友借~
请问, 这是银行常规吧? 如果换个broker,或换个银行, 有没有办法规避, 让我可以在
12月存入即可? 或者可以没有这5%的规定,只要我在规定期限内交出20%即可???

用是$750，一旦使用，closing要压后10天。不过他们是自己hold loan的，guidelines
也跟送到Fennie Mae或Freddie Mac的不一样。
其他lender就不知道了。很久很久以前，比较通行的方法是renegotiation，就是如果
closing前市场rate比lock时下降0.25%以上，那么可以下浮“实际差距-0.125%”，这
个是不收费的。但是，目前极少lender再提供这个选项了，或者把门槛抬高到0.375%以
上。
不知道LZ的lender是这么规定float down的。 |
