当地2年前有过hail storm，附近的房子因为hail比较小都没有换过屋顶（从county记
录查的）。 这座房子保险公司当时赔了$16,668，但是卖方没有修屋顶反而在卖方过程
中一再撒谎。
在Disclosure 9D 卖方选了"There is no insurance claim to the property".在电子
邮件中，卖方代理转达“The seller indicated that the hail was very small and
they assumed there was no damage so it was not addressed with their
insurance company at all.”
刚刚我们在买保险时查出来卖方保险公司当时赔了钱的。请有经验的同学和代理说说，
这种情况我们该怎么办？直接取消合同？还是有什么办法让卖方把这笔钱（加上

第一次买房，很多都不了解。请问这个Buyer Agent Disclosure Form真的只是一个必
要但没有合同效应的文件吗？如果和他签了这个合同，万一以后某天我看中一个SELL
BY OWNER的房子而自己单独和OWNER联系买卖，而不通过这个AGENT，是否不允许这样？ |

3. one of the solar panels has 4 leaks and there's no warranty info.
请问这样的房子能买吗？我们的budget很难在该区买到新造的房子，所以是50年的老房
，里面的状况觉得还可以。请问上述几样大概要多少钱修。换个屋顶要多少钱？ |

发帖数: 73 | 9 6/19看房下offer，拿到seller contract，当时就注意到disclosure需要填OS/EX/NA/
NA部分完全空白。Zillow上信息很清楚写着所有appliance will stay，Appliances
included部分注明了dishwasher，microwave和refrigerator。当时就这个问题问了
agent，他说不要紧，我们是新手也就听了agent没在意，这个也没有留下证据。
随后做房检。两次谈价格，都是seller回复很慢，最终6/30晚上收到buyer agent发
来的文件，告诉我们只有1个小时签文件，所以还是忽略这个disclosure不完整的问题
，签了。7/1，agent发来消息说seller要把冰箱，washer和dryer全部拿走。我们对此
非常气愤，跟agent表示退出，但agent说我们deposit可能拿不回来。我们问agent如果
退出后跟seller谈deposit的事情，是他出面还是我们自己，他说deposit是买家和卖家
之间的问题，他们只是中介。

字。说不签字，就无法按时CLOSE，至于错误和缺少的数字，她说可以之后修改回来。
这个签字说是叫ACKNOWLEDGE。请问是这样的吗？FINAL CLOSING DISCLOSURE上的数字
之后还是可以修改的吗？
最终的数字到底是体现在哪里的呢？

多数的州是要求disclosure or disclaimer，seller都会选择disclaimer，也就是
buyer自己找inspection去发现问题，而不是要求他主动的disclose问题。如果
inspection没发现问题，那就没什么好说了。
你withhold他的property tax退款好像是不可以的。 |

应该是故意隐瞒。叫我回封言辞严厉的信指出。但agent也没有足够的法律知识。
我会先要求对方把维修费出了再退税款（维修费大于退税）。
对方下一步可能什么采取什么措施？ 他诉我，我再诉他们？ |

我现在在一家公司做analyst，H1B，最近有点想换个公司，但是进公司的时候签了一个
Non-Disclosure, non-competition agreement。这个里面有一条好像是说离开工作的
一年之内，不能到直接或间接的竞争对手那里工作。
但是作为analyst，技术上面的东西不多，换工作的话，肯定是相同行业的比较好找。
公司有个同事跟我说，这个东西对有绿卡或者国籍的人没什么影响，公司也不会去找律
师告的。而且公司很多人就是从竞争对手那里挖过来的。
但是如果像我这样的H1B，如果想换同行业的工作的话，这个agreement会不会对我有影
响？具体说，HR可不可以因为这个东西，不transfer我的H1B？

penetration。其实有时是有漏雨的，一间房子的侧面和主卧的顶上。卖之前找了个老
莫把漏雨部分修好了。
最近LG告诉我，邻居写email告诉他卖掉的房子漏雨的事情，LG居然把以前给我们修房
子的老莫电话给邻居，邻居肯定把email给住在里面的buyers看了。LG怎么就这么傻。
