看起来有些defect,急着要下offer了，
能请版上的牛人们帮忙分析一下那些是比较重要的问题么？

defects:
1. Grading & Drainage
Comments: Observed soil / mulch too high in flower beds at rear of dwelling &
detached garage. Recommend repairs, establish proper drainage, and top soil /
mulch should be at least 2” below the siding or brick line and sloped away
from the foundation.
2. Roof Structure & Attic (If the attic is inaccessible, report the method
used to
inspect.)

发帖数: 907 | 2 有个房间广告上是作为第五个bedroom列出的，其实是车库和主体之间搭建的，上没有
二楼下没有地下室，里面还有个bathroom没有permit。当初质疑过能算作br吗，agent
说取决于你怎么用。想想就当它是一个den，也无所谓了。只是强调如果因为那个
illegal bathroom贷款批不下来，我们可以选择取消交易。
现在title search里有两项是检查certificate of occupancy和housing and building
，说这个房子有个breezeway的CO。觉得很奇怪，没看到哪里有个breezeway呀，于是又
去仔细查了下房子最初的property card，发现就是所谓第五个br所在地。律师说不应
该enclosed，也就不应该住人。
这下子觉得麻烦大了。没有CO，没准以后被要求打掉。或者去申请CO，但是不知道批不
批，是不是要重建才能批。不申请CO，自住也许没问题，但是以后卖房子也是个问题。
lender那边倒是没问题了，已经clear to close，如果无视这个问题应该可以顺利
close，但是觉得这个时候发现这个问题真是令人沮丧。 |

发帖数: 10829 | 4 这个要看房子的具体车库设计。如果车库是detached的，且有一个breezeway, 这个
breezeway中间就是一个窄通道，在车库有个很大的入口，很多电线，电话线，cable线
等等都是从这里沿着通道拉到attic里。老鼠很容易从这里去attic. 这个通道很窄，貌
似不能过人，而且到处是露头的钉子。 |

。好吧，既然你们当初都不知道，那广告上为啥说是个bedroom？律师找出来合同，没
有发现因为这个可以要credit的条文，只有条文说当卖家被要求取得CO如果花费超过
750，卖家可以取消交易。
难道就这么忍了装作没有这个问题继续close？ |

五月底六月初就在學校放暑假前，為了讓我的這次行程引起學校同學更多的關注，爸爸
幫我做了一個展示牌放在學校校園里。爸爸在網上偶爾看到了一位黃先生所拍的這個村
子的照片，爸爸希望我們完成這次行程之後我可以動員我的朋友和校友一起通過各種募
捐來幫助這里的人。爸爸在展示牌上貼了一些孩子們的照片，他們的眼睛都盯著你看，
臉上泥跡斑斑，曬得又黑又髒。一眼就看的出來他們一無所有，而在我們圣馬力諾，我
們有iPads，Janoskis（名牌球鞋）和Priuses （流行日本油電兩用環保車）。山村里
的人們的家里甚至都沒有什么家具。羅老師家最好的東西就是靠墻邊的三張小床。學校
的泥墻已經開裂并受到侵蝕。
