1) the lender can claim a bad debt credit, as a capital loss on schedule D.
2) the borrower needs to report the forgiven debt as an income (either

almost all of the borrowers are already happy with zero cost refinancing,
what they don't know is the existence of this lender's rebate which comes
from slightly higher interest rate they will be paying.
however, as a borrower you should negotiate this with the broker beforehand.
you have almost no chance to get more money back after the closing.

发帖数: 5191 | 14 pre-approval letter有两种, 一种是broker给开的,这种不查收入和FICO,所以不能保
证最终
一定能贷到款. 一般的buyer agent都会要求自己的client准备一份这样的letter, 因
为有的
seller是不take没有pre-approval letter的offer. 一般regular sale认可这种
letter.
另一种pre-approval letter是要根据borrower的财务状况给开的,要检查borrower的
W2,tax return,pay stub, bank statement, etc. 还要查credit score. 这种
letter虽然做起来比较麻烦,但是可以保证贷款基本可以做下来, 有的short sale和REO
会要求后
面的这种pre-approval letter. 做这样的一个letter不难, 如果document齐全,一天之
内就
可以出示给borrower.
需要说明的是broker查的信用分数和从一些查信用分数的网站上查的分数不同. 而且查
分数有$20
左右的cost. |

有的 cost, agent要自己拿钱出来给borrower. 等 LTV出来，lender 多给了credit 才
cover了全部的cost. 要不然，多出来的钱还是会给borrower。 HUD里的钱agent 总是
拿不走， 都是borrower的， 肉烂在锅里， 我想只能这么解释了。 |

1973年6月《华盛顿邮报》暴料：尼克松当副总统的时候，曾把一批文献“捐”给了国
家资料局，用来抵了57万美元的税务。按这种抵法，1969年尼克松很可能在根本就没有
缴税，就交也只交了极少。同年9月，又传出消息指称，尼克松在1970和1971年也偷了
税。
尼克松总统用脸皮来抵挡一切攻击。
都知道有位深喉咙曝光了他的窃听行为。其实税务局也有位深喉咙，私下把尼克松的税

种解释难以调和？比如约3：16。
整本圣经最著名的一节经文要数约翰福音3章16节。“神爱世人，甚至将祂的独生子赐

计算方法有点疑问。
在计算FCFF和FCFE的时候，需要计算WCInv和Net borrowing。
根据SchweserNotes书里的例子（Book3 p.190)，WCInv=increase in (Accounts
Receivalbe+Inventory-Accounts Payable)。也就是说，在计算Working Capital的时
候，是排除Cash和short term debt的。然后Net borrwoing=increase in (long-term
debt+short-term debt)。
但是在模拟卷第51题的答案里，WCInv=increase in (Current Asset-Current
Liability)，也就是说，在计算Working Capital的时候，包含了所有的Current

4. how much money they are making at the moment.
