Foreclosure filings in January plunged to their lowest level since April
2007.
Notices of default, scheduled auctions, bank repossessions and other filings
fell to 150,864 last month, a 7% decline from the previous month and a 28%
drop from January 2012, according to RealtyTrac. New foreclosure filings
fell to the lowest level since June 2006.
"We're now well past the peak of the foreclosure crisis," said Daren
Blomquist, spokesman for RealtyTrac.

Foreclosure starts in the Washington suburbs rose last month following
federal budget cuts that may have made it harder for some homeowners to pay
their mortgages, even as defaults fell across the country, RealtyTrac said.
Initial foreclosure filings climbed 144 percent from August in Fairfax
County, Virginia, and more than doubled in Prince William, Loudoun and

RealtyTrac的副总Daren Blomquist说由于全国的房价都从低谷反弹,炒房成了新潮流
。只要房价继续升,炒房的人总可以有利可图。
炒房地定义就是买了房后六个月内卖出。今年上半年美国有136184炒卖的房子,比去年
同期增长19%,比2011年增长了74%。
炒房数量增加与炒房利润增幅相比其实不算什么,投资者平均在每个房子上赚了18391
美元,回报达9%,比去年增长了246%。

路,事实上,炒房人士的平均利润又达到历史高点。
所谓炒房,就是指买下房子后在12个月内再卖出的行为。根据RealtyTrac的报告,在今
年第三季度,炒房类交易一共26947单。在所有的家庭居住屋交易中,4%是炒房者所为
,不过这个百分比已经有点下降,在上一个季度是4.6%,去年同期是5.6%。但是,炒房
者在每个房子上平均赚利润75990美元,这个数字已经是历史上最高点。
虽然这个数字听上去很大,不过炒房者所赚的毛利从百分比上看还不算离谱,所以大家

国投资人更热衷于旧房的升值改造,翻修获利的做法在美国房地产市场日益走俏。

房屋翻修公司负责人Don Boehm表示,在南加州的Laguna beach,房屋中间价百万美元
以上。我收购旧屋88万,翻修成本25万,未来售出价格保守估计大约在150万美元左右
,升值空间较大。传统银行一般只对长期居住的个人翻修者贷款,我们同时进行的翻修
项目一般在6-12个,但银行能贷款的项目不超过人均10个。另外屋翻修平均话费185天
。为了实现利润最大化,翻修项目需要尽快完成,短期资金周转面临挑战。我们需要10
