标 题: 日本人很变态。评Spirited Away太好看了

看spirited away, 不错的动画片。这里只谈其缺点。
总感觉日本人有点变态。想想里面的东西：
１。恶心，变态的东西很多。奇行怪状又不美观。再次验证日本人缺乏（正常的，美的）
想象力。
２。受虐的倾向很严重。大概是他们那里工作压力太大。关键还是地域狭小搞的他们人过
于紧张。
３。一部小孩开的片子拍的象午夜凶铃（夸张了点，但总觉得阴气太重。）
关于日本人扭曲的想象力补充一点。记得日本人发明了一种在马桶里吃东西的game show.
还有动画片里（电视电影里）很流行的穿学生制服的长腿小女生。等等，等等。

但只让了300，死活压不下去，一时迷糊，也就答应了
然后就让dealer帮我去查credit score，申请Honda的finance，也就通过了
但是没有我要的颜色，又正好是午饭时间，我就说先走，找到告诉我去签paperwork，
然后取车
结果一到下午那个competitor dealer就接连打电话给我，劝了一通
说去了就看车签paperwork，没有hassle，也就多30分钟车距，立马再省700刀
而原来那家dealer说车找到了，明天可以取，我未置可否
目前我只签了一个honda credit application form
除此之外，什么都没签，我还能直接walk away去别家买么？
我去别家也肯定要申请honda的贷款，会有什么隐患吗？

我一点也不觉得奇怪。太多次了，他和我在对待孩子有不同意见时直接就在孩子面前吼
起来。我怎么劝他建议私下里讨论都没有用。今天竟然跟我爸妈直接就在孩子面前吵起
来了。的确我爸妈有不对的地方，可是至少要尊老爱幼吧。至少看在我的面子上再忍耐
上1个星期，不行么？再过1个星期他就要海归了，他走了，还不是我爸妈要留下来帮我
看孩子，老人家没有功劳还有苦劳呢，你们说是不是？
老大的牙不好，早上老公还要给cookie，pop tart, donut做早饭。我承认我们家里早
饭花样少了点，只有牛奶，鸡蛋，oatmeal, cereal, 面包。但是donut做早饭实在太离
谱了吧，可是他在孩子面前反驳我，“那美国人拿donut做什么饭，中饭？！晚饭？！

老公这个人其实不错，不过我越来越无法和他相处。离婚不太现实，让他改进就更不可
能了。
我觉得单身没孩子是最幸福了， 可惜不能那样过一辈子。 |

告诉了john,我们选择walk away, 意料之中john很不高兴，又苦口婆心的劝了我们很长
时间。按照正常程序我们的押金1万刀应该很快可以拿回来，希望不要再出什莫妖蛾子
吧。损失的七百多块钱就当买教训，交学费了。
以下是我们的一些经验，希望能给像我们这样的新手一点帮助。
买房的agent的knowledge很重要，尤其像我们这样的房盲。但是人品更重要。事实上到
了最后，所有的买房agent都会站在buyer一边的，因为他要deal done. 这可以理解，
因为所有人都要养家糊口。但是中国有句古话：（拿人钱财，替人消灾，君子爱财，取
之有道）既然我们给你生意做，最起码的职业道德要有。所以选agent, 不要指望他能
帮你多少，只要他不来给你施加压力，把你搞得心力交瘁就行了。
当然如果一切顺利，皆大欢喜。可是一旦有冲突，只有自己才可以保护自己。

11月中下旬签的CONTRACT
THANKSGIVING前做的INSPECTION
INSPECTION当天发现白蚁，然后了解到此房10月份银行做过一次INSPECTION和
TREATMENT。但是11月还是检查出白蚁。AGENT给我找到了10月份的INSPECTION REPORT
。REPORT 上面写着
“Shelter tunnels present on rear foundation wall of crawl-space. Active
termites in wood debris on ground in the crawl space.”我理解就是房子底下已
经有白蚁筑巢了而且白蚁还在后墙做了TUNNELS 可能已经进到SLAB里面了。
和LP想在考虑要不要WALK AWAY了。我们的AGENT说这种现象在NC是正常的。GOOGLE上看
NC确实也算美国白蚁的重灾区。而且10月份银行花了750刀请了LOCAL一个公司做了
TREATMENT。现在还有一年的WARRANTY。如果一直用这个公司，未来10年每年只有7 |

还有就是如果考虑将来卖房子，这个曾经有过TERMITES的INSPECTION REPORT肯定是要
DISCLOSE的。这对房子将来的保值和增值有没有影响？
看到版上有些人的帖子说只要看到有TERMITE就马上WALK AWAY。心里实在是没底。想到
将来还要卖房子，如果这个TERMITE是个问题。一旦将来丢了工作啥的，想便宜卖了都

Seller passed away and the contract is signed by a seller's representative
prior to her death！ 我这才恍然大悟 seller's attorney 在签约前两天使劲push并
且严格要求closing by the end of year，其实那时老太太（seller）可能已经快不行
了。
大吃一惊之余我赶快问我的律师签约者是否seller的遗嘱执行人。又等了10天了，那律
师除了一句合同有效，别无它话。（这个律师是我的buyer agent介绍的，上来就说一
并要作我的 title insurance拿commission，我说行。然后她又异常热诚的介绍了个
lender，当然也有commission。可这个lender offer的loan rate太高，我没用，她很
不爽。从此后就难得在email上找到她了，电话更是助手挡驾） 现在的感觉就是
totally exposed，如果将来老太太的继承人对遗产分配提出 |

，屋顶上（attic)很湿，长满了黑乎乎的东西，我们是第一次买房，不知道问题是不是
