加州房地产税是按你的买价 X 地产税率 （譬如说1.1% ～1.3%），然后每年以不多于2
%的涨幅来递增（譬如说第二年是买价 X [1.1%～1.3%] X 1.02), 再加几百刀杂项。
房子买卖过户时，escrow是暂时按照卖家的assess value来prorate 你的property tax
, 但下一个地产税单时，就会修正到正确的税额。
可能这个卖家是几十年前买进这个房子的，他们目前的 assess value 可能只有你买价
的一半左右， 所以， 你年初买的房子，county appraisal （assess）value只有交易
价的一半。这个和你refinance毫无关系。
同时， 你可能很快就会收到county 寄来的Supplemental Property Tax Bill，就是要
你补交你的assess value和卖家的assess value之间差价的地产税。
这个就是一次性补交就完了。

章很麻烦，耽误了2个多月，材料才得以从学校寄出。个人觉得申请算是比较顺利。把
我当时准备的情况跟大家说一下也许对将要申请的人有一点帮助。
我个人从这里寄出去的材料包括：
1.国内护士执照的公正，在这里网上找的公证处，在纽约，叫最佳公正，电话
7183212810
2.指纹卡，就在我住的地方的警察局办的，free
3.handbook上的申请表，贴一张照片在右下角（handbook链接：http://www.rn.ca.gov/pdfs/applicants/exam-app.pdf）
这一页有一项是填社会安全号，我当时没有就空着的，没有关系。
4.两张支票，一张办指纹的($51)，一张申请的($75)
5.写了一封信，表示感谢，一张纸，很客气的几句话
从学校寄出的材料：
1.中英文成绩单（学校有，我来之前到学校教务处办好的）
2.学位证书和毕业证书中英文版（来之前自己办好到学校教务处办好的，盖好了章）

例如：呼吸、循环、营养、排泄、神经、疼痛，以及卫生、社会活动和心理行为等的
Assessment，包含了主、客观方面；另外，还有实验数据或结果，及病人所用的药物（
including dosage,time,use,side effects,& nursing considerations）。客观方面
的Assessment 就是细致的Head-to-Toe Assessment，主观方面就是根据Tool上的栏目
、通过与病人问答的方式获得信息。Assessment做好了就是成功的第一步，否则难以圆
满完成。
完成Assessment后，再根据Assessemt所获得的资料，逐一分析病人有哪些身心方面的
问题及其原因，并写在Med-Surg Tool的每一页的右边；如果没有问题，就留着空白--
因此，病人病情越复杂的，右边写的东西就越多，反之就是空白多。
然后，撰写病人的病情概要，包括社会心理、病理或病情发展、Signs and Symptoms，

我也差一点被fail掉，得分绝对跟老师有关，我那个实习老师天天盯着我，实习过程中犯
错，她笑眯眯的也不说，一天结束后，把我所有的错误，多数是吹毛求疵的，全在电脑
上写下来，打印了让我签字，然后送到系主任那里。
你说这个老师多么阴险！
好在系主任和lab里的老师nice,帮了很多忙。这个实习老师说我不能通过，然后我就去
simulation Lab 里从assessment 到给药，全都模拟了一遍，lab 里的老师给系主任写
信，说在simulation时，我完全够通过的标准。然后这个实习老师说给我最后一次机会
。 最后一次，她还是挑剔出很多我的毛病，例如我做morning assessment 去晚了，结
果我挑的要做assessment的病人在早饭后要求休息，导致不能再早晨及时assessment.

发帖数: 1657 | 36 这到底是个什么鸟公司？在买买提上看到的消息都说这个公司挑选率是千分之一，当时
还不信现在信了。真的可能是每年招揽10w人去参加各种测试，最后绝大部分都不要。
我也是经历了他家的电面，skill assessment，可惜没有走到面试那关(听说进入他家
的面试就十有八九了)。在做assessment之前，我就上网查资料，看到一些老美，阿三
的反馈，说是如果GPA不到3.6(估计是标准算法)，assessment做的再好也没戏，我当时
也是半信半疑，现在被通知没戏了，我也就知道这个传言是真的了，因为那个
assessment有5道题，其中我敢肯定其中4道都对，另外一道大部分也对，而且比重最大
的最后一道题肯定没问题(之前在网上看过)，竟然还是被刷了，我也就知道栽在了gpa
上(本科gpa按照标准算法也就3.2)。
不过也好，据说他家非常的tough，每周工作70小时。。。，不管怎么样，权当那这个
安慰自己了。 |

binding on two sides吗 -- 一定要注明appraise高了，我们也得match?
不过高很多是不会了，我们大概知道market price, 而且我们的价格比county
assessment for tax purpose 高了20万阿！当然，在我们这破地方，一般成交价都比
county assessment 高至少10万。而且，这个房子在county上很多信息没有更新，导致
assessed value比较低。Appraisal如果也考虑county assessment,那可能会低。 |

我看到一个房子，Year Of Assessment是2011，是不是表示去年刚assess过房价？如果
是这样的话，我是不是就可以拿这个价格作为我的counter offer? 但是对方现在的
listing price 比这个Taxable Value高35000刀。有什么建议？

is declining, you are more likely to see the opposite way tax value > market
value. tax assessment is a trailing indicator, isn't it? i know a state
assesses every 3 year. i bought a house for a little over $100k but the tax
value was $350k when it was assessed in 2008. And its tax value dropped to $
170k based upon the new assessment.

assessment price is different from sales price, but they are correlated (to
a certain extent). There is typically a 1-year delay in assessment than the
sales, however, it is up to the town to decide the tax rate, and your new
assessment value for the next year. If this price is too high, you have a
window to file an abatement. The town assessor will come to your place and
reassess the property. They do not have to change the assessment if they
think your arguments are not evident. |

1. 申请材料
我的材料是通过一个网站准备的。它帮你评估你的房子地税是否扁高，然后帮你自动筛
选出附近的形似的房子。你从中选５个。然后它帮你生成表格。你打印出来寄出去就可
以了。
(新泽西需要费用，根据你房子的价格。不多，几十元。)
这一步自己准备也可以。但要花一些精力，去zillow之类的网站上找自己家附近相似的
房子的买卖信息。 然后去网上找本county的要求减税的表，按照要求添好．
* 不要找short sale或者bank owned的房子作为例子。因为这不具有代表性。会被反驳
的。
2. 然后，township可能（不一定发生）会给你寄来一个counter offer。你可以选择接
受也可以不接受。

To be deductible from your FIT (and CA FT) the property tax must be an "ad
valorem" tax. That is one based on the assessed value. Mello Roos taxes,
along with others, are a flat assessment per property, not based on assessed
value. Thus, that portion of your property tax bill attributable to Mello
Roos assessment is not deductible.

发帖数: 94654 | 50 不是，加州有prop 13，说过一万次了，呵呵，导致和别的州的assess都不一样
只有房价下跌可以往低assess，不能往高assess（一年最多加2%的地税）
然后只有在房子买卖的时候可以往高assess一次，基本上就是买卖价
所以很多老富人住着现在值200万的豪宅一年交1000块的税，呵呵 |
