都很懒啊。
房价230K, 首付20%， 是46K。 利息5%，一年共9.5K。 HOA共1.86K。 维修和税3K。
总共支出不到14.4K。 房租1600每月，11个月共17.6K。 所以盈利3.2K。 回报率3.2K/
46K = 5%。
没有算房屋升值。 如果按每年2%。 5年超过10%， 除去6% 代理费，升值4%多， 大概
快10K。 因为投资46K， 回报率20%， 每年4%。
所以两个加起来，每年9%。
有没有算错？ |

有其他贷款， 比如汽车或房屋贷款，这样会帮你的credit line 使用率降低，否则 对
你的信用点的帮助可能是方面的， 有啥可惜的，别痴迷不悟了。 |

这个东西只有你估计上涨空间不大的climax run锁定profit才用。而且你需要相当大的
资金，
比如你做10个contract，买stock需要86K。而且option的time decay不是线形的，最后
一周
在ITM和OTM附近晃荡得option才会很快decay，而且还跟volume有关。
回头你这个position进去了以后，第一周给你来个77块甚至更低。option可能还能值3
块，但是你
stock早就hedge不住了。一旦你捏不住即使回头涨回来你也撑不下去。
option的价格是underlying的price, voluem, exp. date三个变量的函数，不是你想的
那么简单的。
这东西怎么弄，什么时候入，underlying什么时候变化，变化多大你的risk exposure
多高，需要有个
模型来算的。

我是对车一窍不通的冤大头，找了学长有偿看车，结果去craiglist上看了一辆audi A4
，卖价便宜。当天晚上就跟学长去看车了。
这个学长信誓旦旦跟我说他不保证价格但一定保证车质量，不会让发动机引擎出问题。
。。而且也是我的housemate推荐的熟人，所以我充分信任他。。。后来试车后他说不
错，就是启动的时候车会抖的厉害，学长说可能是因为机油没了，我说可以买么，他说
他试完车说好的可不多，我就决定买了。
买的时候车主说了，要修XX，所以卖价才便宜。。。我是汽车白痴于是问学长XX是什么
，他说小问题，两百块就可以搞定了。后来我还砍了四百块价格，车就成交了。
要说明的是车主没有做smoke check，学长说多数人都是买主做，而且XX有问题也做不
