about school district now. I moved from East Coast to Silicon Valley 2.5
years ago and I still can't get used to CA's crazy housing market.
We have been looking to buy a house for about 9 months now, finally decided
probably it's better to rent because so many people with lots of $$$ want
to buy.

所以偶觉得,social security + pension + matched 401K就足够了.多了也没用.要是
一个要命的病,别说750k, 7.5million也没用.
老美的现钱现花,寅吃卯粮还是有道理的.按现行medicare/medicaid,只有当你的all
assets(checking, saving,housing, stock, CDs)低于三千,才有食品券等福利.
否则,先得花光你所有的储蓄.

如果按照20% down, loan = 150K x 4的标准来算。
买 750K的房子。
4.625% 30yr fixed loan, 每月 $3084
750K的房子，依city不同，就算每个月$700的tax吧。
加上insurance，每个月$4000。
如果不想冬天冻成猴，平均每个月$400的utility总是要的吧。
这样每个月住上的开销就是$4400。
$150K的每个月拿到手(去掉tax, 401K之类的)到不了$9000吧。那不是一半房子上去了。 |

's why it costs much more. However, Acton presents more value. Both town
are typical white collar workers. Spending 750K in Lexington you don't get
much;spending 750K in Acton I am pretty sure it is a much better house than
the one in Lexington. Education is about the same. Again,a school system
will help the kids but in the end it all depends on individual efforts. |

that gives one confidence in the quality, strength and craftsmanship of this

building has 750K as a floor for it's market value. in the worst economy,
this house is worth 750k

也就是说如果原始loan是1m的话，还是1m的limit
只要refinance成1000001，就立马改成750k？
我的理解是cashout refi以后，还可以有limit，但是这个limit不大于之前的
acquisition indebtedness。
也就是如果一开始是900k，再cashout，那也只有900k，但是不是750k
这里主要的问题是“incurred”怎么理解？对于purchase很清楚，对于refi和cashout
refi呢？
没有看到任何地方提到“不能超过原来的”，“不能cashout refi"云云

假设买 $750K的房子，down pay只付了 20%, 而且很不幸的要做 30年贷款， 30年后总共
payment 事实上付掉了 $1,440,784.71 （不相信的同学用mortgage calculator
算一下就知道了）
也就是说，30年利息付掉了 $700K， 这利息钱足够 30年租个好房子还无需担心房子维
护。而房子本金的那 $750K，可以用来投资，留给儿孙比一个届时贬值的房子强多了。
同理，你还可以算算买 $500K的房子如果要贷个30年，和租金$1200算算哪个核算？ |
