我和几个在本版混的代理有些不同意见, 大家口气都比较硬。
先说声抱歉。 也要谢谢他们提供了一些内部消息。 大家就事论事,
我也贡献点分析,抛砖引玉。
根据代理买无偿提供的宝贵数据, 60-80万的房子, 十分学区西温莎四月份卖了五栋。
五月十五号今天,市场上还有38栋。够卖一阵子的了,房子还很多。
再根据zillow上的listing历史分析这五栋房子的交易史,心理松了一口气: 房价还在
跌。
五栋房子中, 除了一个是去年十二月上市,短时间内连续降三次价以后卖掉的。其他
全部都挂了大半年甚至更久(上市日期分别2/11,4/11, 5/11, 6/11),一再降价才卖掉的。
6/11这家降价太多次了,已经找不到上市日期。姑且算6/11.

我们在湾区,非IT,上市小公司。
公司新来的CFO,待遇如下,不知这个价位如何?
(公司股票不值钱,$5/share)
1. base: $350k
2. bonus: 60% of base
3. sign on: $80k
4. 200,000 shares option, 分四年
5. 120,000 shares RSU, 分四年
6. 额外 50,000 shares RSU, 第一年
大概算了一下,option 除外,
第一年: 350 + 350 * 0.6 + 80 + (50 + 120/4) * 5 = $1040k
以后每年: =350 + 350 * 0.6 + ( 120/4) * 5 = $710k
不知这样的待遇属于什么水平?
作为参考,默默对照了一下普通工程师的待遇:非IT行业,普通工程师每年勉强到150k
左右。

我的房子9月份买的,09-10的tax按500K的assessment value来的,
我的purchase price is 710K,
前任窝主是50K的超低价买的,可能county还没有调整考虑我的purchase price.
不知道明年怎么样,我在南加

Really ? 1100k ? In today's market ?
What about this one, 7500 sq lot, cul-de-sac, pretty much brand new SFH
house, only 710k, no HOA or Mello-rose, good size grass plus swimming pool.

我其实已经买了great neck 南区的房子,只是看到这个房子,觉得价格有些低,所以
贴出来,看看大家怎么看。great neck 南区的房子最近都在涨!就连一些从前觉得稍
差的地区(pembroke ave, jackson ave...)房子今年夏天也是被疯抢。就像25601
pembroke ave,一个3 bedrooms,basement totally unfinished的小房子,open house
2天就可以收20+ offers(我的offer也是其中之一),最后可以卖到$710k (asking $
688k).其中不少是大陆来的all cash 买家.
当然北区的房子,市场热度应该要差一些,但是我也没有看到在跌价。

昨天看了个townhouse, 在tasman 尽头和morse交界处,builder是tollbrother,1650
sq ft,3br. $710K,房子很nice,但要到八月才能交房。请问有经验的朋友们:
1) morse后是一大片mobile home, 觉得不安全虽然有一堵墙隔着,大家认为呢?我
很喜欢那房子,是不是要忽略外面的环境的这个缺陷呢?
2)房贷要到八月才能定rate,觉得rate会长about 1%,有没有必要付extra point去
lock住rate吗?

好羡慕呀。。。

710k包括全部啊?
边上还有一个可以做像影剧院似的地方,我
们聚众去那儿看演播。乒乓房,pool table房,workshop
,再停车都行。。。其实边上还有另外的工具房。。。。有个很大的游泳池,比我们
condo的都要大得多。。。院子都是做好的。。。
livermoore那么便宜?在南湾不算地,造价可能都不只?

早餐 一片全麦,一个香蕉
中餐 一块烤鸡肉,水煮白菜,樱桃,黑莓若干颗
下午吃掉一袋方便粉丝(辣的,馋了...)
运动 跑步65分钟,6.5,6.3mile, 710k,正椭圆机呢,火警响起,我正有点懒想开溜了
,立刻就势就不做了,结果回家早,吃了一堆水果
怎么对自己喊加油,都不如之前严格了,难道这就是平台的真正原因?
晚餐 还是樱桃黑莓若干(不少),水煮菜花(白色的),豆腐鱼一些,还吃了生菜沙
拉一份,香蕉一个(有点要撑死的架势...)

I would say that Even if you pay off 100K a year after you begin to practice . it will take you about Fifteen years to pay off your loans, because the 710K loan still accumulates interests during the years that you are paying off the loans.
After 4 years medical school, 3 years of residency, 4 years of fellow, and 15 years of paying off the loans, (total of 26 years), LZ is ready to retire without any savings. What's the point to go to JH??

Statistic professor, how do you do your math?
loan=300K,
after 10 year, the principal could be 710K
if after tax income =150k. he may not be able to pay the interest alone, not
to say the principals (based on 银行的利率一般是8%-9%).

after 10 year, the principal could be 710K, the annual interest is 70K.
if he can pay 100K/year to the bank, he is paying 70K interest plus 30K
principal. the 30K principal pay off rate is too slow. in other words, after
the first year of paying 100K to the bank, LZ still has 680K principal. the
second year he still accumulates about 70K interest. in the next 10-15
years, LZ basicly is mainly paying off his interests whereas paying off
little loan principals.

because the 710K loan still accumulates interests during the years that you
are paying off the loans.
15 years of paying off the loans, (total of 26 years), LZ is ready to
retire without any savings. What's the point to go to JH??
for his retirement and kids education. his life will be miserable if he
borrows 300K loans today.
