2个月没查zillow, 房价就又飙了20%不止。
9月份成交635K的类似房子现在已经挂750K了, 09年底的时候sold @ 350K.
尼玛啊。

09年350K左右的房子, 13年9月份成交价635K, 附近类似的新近list已经要价750K。 2
,3个月涨幅20%的样子嗖嗖的在窜。
这价我都下不去手了。 希望那些dream for change的还能买得起。

635K和610K的价格的差别不是特别大,
选好高中: NHS or Neuqua Valley.

去年年底的时候,看上一个房子,四千多尺,十年旧,后院golf view.当时老婆喜欢的
不得了,我们给了offer,涨了好几次,最后到了635k。卖房的俩星期不理我们offer,
之后说退市不卖了。
今年年中我们买到了非常喜欢的房子。可是几天前,老婆在redfin上乱转,发现那个房
子又上市了而且是short sell, only ask for 480k. 刷一下网页就不available了。一
查under contract了。头天晚上刚上的MLS。我考,这不显然是内部交易么,鬼才信里
面没猫腻。
今天突然agent给我们发信说you can't believe that. the house we negotiated
with seller for 2 months last year was sold for 450K. agent准备和他公司老板
商量告卖家。我之前还安慰老婆说,我们已经买到了dream house,就不关心别人的事
了。可心里真有点堵的慌。去年花了那么大的精力和心力在这个房子。最后发现人根本
就在玩你。考,来美国这么多年,第一次遇到这郁闷的事。

我们买的房子是这样讨价还价的,
房主卖价724k,我们初始出价635k,房主降价4k;我们提价到650k,房主还价到700k。
agent告诉我们这是房主的心理价位了。我们等了2个月,发现房子还没有卖掉,然后我
们开价670k,房主同意成交。

这个Agent是熟人介绍的,说挺好不是很push.
我们看上一个好学区房子,今年3月份就上市了,price太高,685k. 拖了两个月,降到
635k,到了现在8月中旬还没卖出. Owner是2005年613k买的。 我们出家584k。 Owner
还价619k, 但要求close后住3天。 我们还在犹豫这次出价多少,可是过了几天,agent
就告诉我owner有了另外一个offer,比我们出价高. 但情况很复杂,首先这个owner想
换房,房子也选好了,想我们买了之后马上close他想买的房子。而出另外一个Offer的
买家也是要换房子,想卖了自己的房子马上买我们下offer的房子。
首先,我不知道我们的agent有没有编个故事骗我说有了第二个offer. 怎么这个房子卖
了5个月没卖掉,我们一出价就有人跟我们抢?
其次,我不想在这个这么差的房市下,跟别人抢房子,很蠢,即使现在没有合适的房子
,估计等等还会有。
我们还价600k,说如果不接受就算了。 但今天agent又打电话来说,价格降到610k. 虽
