细节是这样的:
你的例子,收集当年未换汇的12个身份证($600K/$50k),开12个户头,把相应人民币
380万分成12份分别存入。然后把12个户头对应的人民币购汇对应的美元$50K,之后把1
1个户头的美元共计$550k转入一个户头,最后把这个户头上的$600K一次电汇到美国。完
成后把前面操作的12各户头销掉。

high balance的rate也相当不错。

600K的话每月的payment得有3K了吧,加上修房子什么的,一年下来就这房子得整进去

PF永远是天下最精明, 最刁钻的银行,别人降,它反而涨,别人涨, 它一定有几个
Program 在那个时间段内, 天下无敌。我们和它斗了这么多年, 可以说, 对它的规
律太了解了。 这就是我们永远居安思危, 不会像没经验的broker 碰到好时, 扰乱市
场, 碰到不好时,素手无策的。
PF 确实于6/2日突然提升了5/1 and 7/1 ARM 的利率,特别是7/1 ARM--Conforming Loan,现在purchase 的rate至少3.125% or 3.25%, 我们很Lucky,几个purchase 7/1 ARM 都在15天之内把 final docs 送到title, 而且拿到2.875% 的利息,No Points, No costs.
For 5/1 ARM--super Conforming, $600K, as long as LTV < 75%, even now, 2.875%, no points, no costs, should be 100% no Problem!

准备给我的BUYER AGENT提个建议,除了她应得的COMMISSION之外,list price和最后
的SALE
PRICE的差价,我再给她2%的extra commission.比如房子要加600k,最后成交400k,那她
最后得到
3%x400k+(600k-400k)*2%=12k+4k
考虑到她还要交费用给REALTY COMPANY,交税之类的,最后到手的收入应该高于在600K
买的房子的收
入,而且这个4K也可以给GIFT CARD或者CASH之类的。
这样每降1万,多付200,buyer agent应该很高兴砍得越多越好吧。呵呵

前几年到日本和英国攒了大约25K,可怜呀,当时只知道弄里程只能靠飞行,朋友提醒
才加入。后来申请了AA信用卡然后过一年取消,好象赚了30K,时间长记不清了,反正
两年前乱七八糟总共有了大约65K,然后换了住址和工作,再没有飞过AA。
为了保住里程,又申请了一个卡,好象又得了25K加一个伴随机票。然后赶上买国库硬
币的机会,努力捣腾了300K。可惜信用额度太低,一边捣腾一边骂自己萎缩一边安慰自
己合法的途径不赚白不赚,直到美国国库发现上当不让买了。
上个月申请个人+办公卡又赚了不100K,然后AVIS租车、吃饭什么的,现在差不多有了
550K吧。发现折腾了半天离1M永久ELITE还有一半的路走。原先没留意,现在想起来乔
治克鲁尼演的那个角色能挣10M真实超人呀。
2、DELTA
西北航转过来100K。两个合伙以后发现DELTA的票真难换,而且国内的头等仓实在没有
