最近在市场上遇到几个Range Pricing 的房子。 于是便对Range Pricing 作了一些研

房地产 Range Pricing在麻州并不常见，Range Pricing最早起源于澳大利亚。 在上
世纪90年代中期由 Prudential Real Estate 引进美国。主要在南加州，亚利桑那州和
佛罗里达州的一些地区使用。 有些地区的MLS 有Range Pricing 的option. 但是在麻
州没有。所以listing agent 就list 了Range 的底价，再注明是Range Pricing. 比如
， 一个房子的价格范围是$500k- $550k, 就会list $500k

1.有孩子的都应该买life insurance，越早买越便宜，公司的group insurance是不够
的，一是数额比较小，二是万一失业了这个insurance就没有了，年纪大了万一失业了
再想买term life会很贵。
2.life insurance分term和whole life，whole life顾名思义就是能保一生，有点类似
saving账户，满足一定条件可以取钱出来，term期满了以后没有任何benefit，premium

I bought a house with cash for $500K 5 years ago, and the market value is $
500K. I will count the cost as $500k *(mortageRate + 2%). If the rent is $4k
per month.mortageRate is 4%. Then the cost per year is about $500k *(4% + 2
%) = $30K, rent is
$44k(assuming rent out 11 months per year). I will keep the house since $44K

几个？
湾区双职工挣到500k时候年龄不小了吧，孩子多少也有了吧，没有也要考虑吧。离开湾
区的话，就靠写代码俩人500k不容易拿到了吧？
10w的车也就是买个入门911之类的，这样就是还要有2个带娃买菜上班的车，再10万。
911/GTR不能放街上吧，家里总要有个车库吧，一个房子差不多的1.5m
。。。
算算看，买超跑靠工资都基本上没戏的。再说了开跑车也要那个心境的，早上起来没什
么事情舒服出去溜一圈，喝个咖啡打个高尔夫啥的，苦逼上下班早起晚睡的，开什么都

上150K已经很难到了， 但是变到500K纯粹是瞎搞， 500K到了，是不是要变1000K呢？

2. 给你举个例子吧。
某人5年前$500K买房，现在把房以$1M卖给你。
你付给他的$1M里有$500K是他的成本，10% of $500K的property tax, 就是$50K, 剩下
$450K里面政府抽20% capital gain tax， 所以政府一共抽$140K, 剩下$360K是他的
capital gain.
你去银行贷$1M的款，5年还完，大概一共还$1M+5*2.375%*1M，其中$1M是saver的成本
，5*2.34%*1M是银行的抽头，而5*0.35%*1M是saver的capital gain.
所以算完之后，你该明白我的意思了吧。
银行的利差和政府的税是对应的，而你付给saver的是他的capital gain, 就像你买房
的时候，房价的涨幅是卖方的capital gain. 所以把政府的税和总利息合并看待是没有
道理的。你要不然把税和利差放在一起，这些都是middle man的commission，要不然把
税+过去5年房价上涨+未来五年利息放在一起，这些是commission+capital gain.要不
