那要看你贷款多少钱了。
一般来说,417K以下,能到45%-50%。 要看银行会把贷款在Secondary market卖给谁了
。卖给Fannie Mae 一般允许到45%, 卖给Freddie Mac能到50%。
417K以上,一般会限制到40%左右。贷款额越高,ratio越低。
FHA也会限制在40-45%。
DTI ratio 考虑:
1. 贷款本利
2.房屋保险,税费,HOA,Condo费
3. 其他贷款每月偿还额
4.信用卡最低payment

You can do REFI 417K once you have build up enough emergency found. If you
do not have enough emergency found, I suggest you not to go with 417K for
now.

一般来说,417K以下的贷款,属于最省事的,大部分lender查1个月statement(不排除
个别极其变态的)
而417K以上的贷款,就有银行开始要2个月的statement了。
不过跟我合作的大部分银行还都是只要1个月的statement。
不是我说,你怎么去跟lender证明你国内的进账?翻译公证不是问题,但是所有进账要
证明合理。
除非你国内存一定期,很多年不动。要不然从你朋友,太太那里转一笔钱过来银行基本
都要刨根问底。
所以我一般的做法就是绝对不要去碰这东西。一定要想尽办法避免让lender知道客户国
内还有账户,而且从那里转钱了。

谢谢大家的回复。房子60万,20%首付,所以超过了417K。我的Broker提过Jumbo但是
没有提过super conforming,不知道我这个地区是否可以做super conforming。 如果
可以,super conforming也是和417K 同一个interest rate?
Broker说他熟悉的办理第2个贷款的公司turn down, he was surprised.The reason is
that we both work for < 1 yr. But is that the reason?
I don't understand if 420K can be approved, why 60K can not be approved?
Though, the 2nd mortgage has higher interest rate, 5%.

如果是投资房或second home,贷款额<=417K,至少要付20% downpay(但利率很高,建议放
25% downpay);若贷款额>417K,至少要付35% downpay.

申请贷款要至少有两张信用卡?不一定
对于小于417K的贷款,大部分银行对tradeline没有要求。(1张信用卡就是一个
tradeline, mortgage, 车贷,学生贷款都是tradeline)。 但是,tradeline太少
credit bureau没有足够的信息来评级你的credibilty,不能生成credit report,或者
只是non-traditional credit report, 而不是tri-merge credit report, 那么这种情
况下,大部分银行不会给你贷款,因为大部分银行都需要一份tri-merge credit
report with at least 2 credit scores。
贷款额超过417K就是high balance loan 或者jumbo loan, 银行对信用记录的要求会再严
格一些。

一般来说,单纯从贷款金额和房价来说不考虑其他因素来看, 贷款金额越高,贷款金
额除以房价的比例(Loan-to-Value)越低,能够拿到的利率越好。当然,有的银行太
小的或太大的贷款是不做的。
另外,金额小于417K的贷款(conforming)的利率是一个档且利率最好。大于417K且小
于该county conforming limit(比如$625.5K)的贷款次好,之上的Jumbo loan稍差。

Wells Fargo应该是会鼓励客户贷到$417K以上,不过老实说$417K或一下的利率应该是
最好的,试着shop around,少贷$1000,应该可以拿到更好的利率。

刚close,汇报一下在Chase 申请的loan和费用。
我在NYC, 拿到的是 15year 3.25% no points, 银行的费用一共是 2063.00 (包括律
师费$900, origination fee $1152, appraisal fee/application fee covered by银
行给的credit)
一些教训和注意:
1)要多比较几家,拿到好的quote,看看chase 能否match,不要相信loan officer的话
(许诺match), 我的officer一开始说match别家的3.125% 15 year no pts 后来又变卦了
2)在Chase如果贷款超过417K,利率反而低些,我的一个朋友贷款超过417K,拿到3.
125%,我只能拿到3.25%
3)Chase比较好的是,有一个1% cashback, mortgage账户和chase的checking账户连在
一起,界面比较友好

是的,不过jumbo的起点实在太低了。凡是超过417K的都算,我家的就恰好高那么一点
点。不过有的mortgage broker说这个就足以造成额外的0.125% rate difference(比
如你借417k vs. 418k), 有些却说没什么影响。
我们打算利用当前的低利率,加上手头紧,所以选择了jumbo。

最近利率实在是太好了,已经lock了好几个2.625还没有任何closing cost。
贷款小于等于417k的5年ARM贷款差不多都能做到2.625。
贷款大于417k,小于等于729k的5年ARM也能做到2.875,也没closing cost。个别条件
特好
的,甚至lock到2.75。
这么好的利率再多停留会儿吧!

最近很多30年固定重新贷款转为5年或7年利率的。
5年的ARM,2.625,贷款小于等于417k,没有closing cost。
7年的ARM,2.875,贷款小于等于417k,没有closing cost。
不过有些朋友以前锁的30年超过5.0,也可以考虑重新贷款30年,反正又没有closing
cost!
其实,5年和7年的ARM,期间利率好的话,可以再接着重新贷款。

2 family home 不一定是townhouse,它有2个独立的门进入分别通往2个不同的units.
这两个units可以是上下楼或者是左右。依次类推还有3/4 family homes.超过4个unit
的就要算做commercial或者mixed use的了。
在NJ大多数时候这种房子都是独立的没有跟邻居连着,从外观看就是一个single
family home,但是我在NY见过很多连着的,估计是因为纽约真的比较挤。所以说这个是
townhouse也可以。
另外贷款的利息是跟贷款人的信用成绩和贷款额,房子类型,loan to value ratio还
有贷款人能不能查收入有很大关系。细说太复杂我只说最基本的几条。但是都不是绝对
的,根据上面的几条不同人会有不一样的利息。
信用成绩在740分以上就是perfect。
Loan amount 在417k以下是conforming loan,能拿到最好的利息,417k-625k是high
balance loan,利息基本会高0.25%-0.375%(只是大概而已具体要根据别的条件来看),

关于loan agent,是直接去bank of america或 wells fargo 银行找loan officer,还
是找第三方独立的loan agent? 各有什么利弊?好像独立的loan agent能货比三家,但
不一定保证close,而且他们要收费,羊毛出在羊身上。去银行的优缺点相反,大家一
般怎么整?
如果贷款额大于417K,例如:550K,是一个loan好,还是一个417K,一个133K,好呢?我
的理解是,两个loan有两份费用,利率是底了,可额外的开销,算下来,一定更合算吗
?而且要找两个机构,这种情况close更麻烦,而且或者找一个load agent, 或者自己
找两家银行。这个情况,大家一般贷一个还是两个咯啊loan?

如果是purchase Loan, 你要注意closing cost 的差别, 如果是Santa Clara County
的旧房子, 因为Title 部分的cost 大部分是Seller 出, buyer的部分跟refinance
差不多,$3,000 左右, 你可以No points, No costs 拿到最低利息。
别的County 无论新旧, Closing cost 要 $5,000-$8,500, depending on Title
company, loan amount and purchase price, 所以, 为了拿到最低利息, 你要
付closing cost -$3,000 的差价, 或者, 提高点利息, 也可以做到 cover 所有
的Closing costs.
其实, 如果是Conforming Loan, <$417K, Primary residence, 5/1 and 7/1 ARM
都是很好的选择。如果是Super Conforming, $417K-$729K, 你如果有25%
downpayment,
