现在有agent说我可以拿到20yrs 的3.75%的refinance的利息，可是我的credit不够好
，需要花3k买point（拿到3.75%的利息).我们想做的原因是20yrs的房贷可以更快得
built up equity。
现在美国政府刚通过tax cut延期，据说这个法案的通过对正在做refinance的不利，我
们需要多付几k的手续费。
考虑到我现在的credit以及现在的手续费用，我想过一段时间再做refinance。报纸上
有报道现在的房贷利息可以持续到2014年底，这个大家认为呢？我想用半年的时间把
credit从现在的700提高到>720（我会payoff credit card上的欠款），大家觉得可行
吗？

家心中都有一本账。
第二，不是所有的investor都offer20年的program，因为作为金融产品，20年和30年的
mortgage是一块打包的，所以相较而言，investor更喜欢回报率高的30年而不是20年，
自然而然的，你能拿到的20年rate不会比30年的好多少。 |

but it's a bit risky now. something is going on there. even without 11% off
coupon, i think that price is still good 2.5$/ft2 oak. I checked lumber
liquidator.the price was higher. but the floor from hd only carry 5 yr
warranty, compared to others having 15~20yr. but i did not really care, that
's why i jump in hd |

i also have double digit properties. and they are all multi-units, to
maximize ROE. I don't flip because of tax issue since i still work full time
and the taxes would kill. anyhow the cash flow is so good that i don't want
to sell. why kill the hens that lay eggs? i'd sell when people start
bidding on houses again, 10yr? 20yr? who cares. meanwhile i enjoy 20-25%
annual return. |

大只的我觉得没问题，夏天冬天一楼都足，没声响。
问题是2楼的夏天热死冬天冷死还响的要死。去年夏天不行找人看说没浮力昂，加了好
点，可不那么给力。
