背景:贷款15万,FHA Loan, 30年
Lender给了我三种选择,帮我选一种吧。我是学点金融知识的,可一到了实际运用,就不管用了。
Our current standard offer would be 4.875% with $1495 lender fees (plus
appraisal, title, escrows, Gov’t taxes.).
Other terms available to you:
-4.5% with $3,898 lender fees (plus appraisal, title, escrows, Gov’t taxes)
OR
-5.25% with $0 lender fees, a ‘no closing cost loan’ (appraisal, title,
escrows, Gov’t taxes must still be paid)

What is the monthly payment for each option and most important, how long you

Option 3 is not really good cauz if you stay long at this place, you pay
more. Stay more than 7 yrs, option 2 looks better. But it still depends on
how you value your opportunity cost. If you can invest 4000 and get 100%
profit now, go for 3. Just my two cents.

不肯定会呆多少年,事实上也无法预料;
呆上7年以上恐怕没有想到过;
Lender给的三种Option,其他让我根据我的情况,选择适合自己的。
1, 2, 3 都可以选,根据自己需要
